T � <br /> Attorney' Kirrane made reference to the L-shaped <br /> building indicating the proposed location of the loading <br /> docks/warehouse, show rooms and office space. The office <br /> space portion of the proposed building will be two-story. <br /> Attorney Kirrane also made reference to a prospective <br /> ]wilding that is contemplated to be developed In the <br /> future, but is not part of the Special Permit application. <br /> Dennis Balzarini inquired as to the R-5 portion of the <br /> partial, asking if there will be access for future <br /> development. <br /> Attorney Kirrane replied there would be access from <br /> th'e project next door, and there may be potential for <br /> future development of the residential section. However, <br /> thi-s is not before the Planning Board at this point . <br /> Attorney Kirrane stated Applicant would like to appear <br /> before the Board in a few weeks with a.n AIR .plain, which <br /> would create a commercial lot . <br /> Dennis Balzarini inquired as to traffic generation. <br /> Attorney Kirrane replied the proposed building would <br /> e used for KenMark office Systems, and that there 'i' s not a <br /> lot of walk-in traffic, not an intense retail type <br /> business . There will be no additional tenants/occupants; <br /> the entire building space will be occupied by Ken lark. <br /> The chairman made reference to Mr.. Rowl ey' s comment <br /> letter dated May 3, 2006 and a copy was provided t <br /> Attorney Kirrane for his review. <br /> The Town Planner reported that Mr . Rowley has <br /> expressed some concerns with the plan and has suggested <br /> that he meet with the Horsley Witten Group for review; with <br /> which the Board agreed. <br /> Attorney Kirrane agreed to work with Mr. Rowley in <br /> order to address his concerns . <br /> The Town Planner provided Applicant with copies of <br /> Planning Board Special Permit regulations/filing <br /> requirements and plans . <br />
