 1
Mr. Lorsordo stated the source of the water remains
mystery. The rain records. for the year 1987 were reviewed
and it was found that there was no large storm event
recorded. He a.rgued the conditions are not caused by a
100 year) storm event, but rather a large amount of water
in the ground that is being' ditched in, He made reference
to a ditch created by a Town bog across Route 10 ]mown a
the Besse Bog that travels onto the Applicant' s property.
He suggested the ditch appears to be engineered, and
constructed for the purpose of draining Town land onto
portions of Applicant subdivision property. He also stated
that it appears- the bog is being fed from lashpee Pond.
r. Lorsordo stated the property is not located within
a flood zone acc rdIng to the F"E A map, but rather in a
Zone C. conservation has determined the majority of the
lots are not located within a wetland area, nor are they
within too-ft.
r. Lorsordo made reference to particular language
within the covenant, "...Due to extremely high water table..."
He then made reference to the lower lot, being
approximately 70, oo-s . ft . , the wetland area, the edge of
the bog, and the location of a ditch. Perc tests ) were
conducted at an approximate elevation of 44 . With
reference to the higher lot, he made references to the
ditch running through the lot to the bock. The elevation at
the top of the ditch is 44 ft.
Nor. Lorsordo stated Applicant is willing to conduct
whatever further testing is necessary to determine whether
r not this property is w.ithin a Nigh water table. It i
his belief that these conditions h'aive been created. due to
,snowfall and the management of C ashpee Pond.
r. Lorsordo stated that .in all other aspects of this.
matter 'neither the onservat-ion Commission nor the Board of
Health has issues of concern with regard to- these lots
being buildable. He suggested testing for high water b
conducted on an annual basis .
The Town Planner asked if Applicant' s engineers have
considered longer-term water table levels. He made
reference to the long-term monitoring well located in the
lower part of "Iowa (Great Hay Road) that i-s monitored by
the cape cod Commission. He suggested it. right be helpful
to review these records .
11
