Don Myers asked the Town Planner whether or not the plan <br /> before the Board meets all technical requirements. <br /> The Town Planner stated said plan has been reviewed by the <br /> Assistant Town Planner and the Consulting Engineer, it doe's <br /> appear to meet requirements. <br /> The Assistant Town Planner commented Massachusetts State <br /> Laws comply. <br /> The Town Planner clarified the Board' s role in approving a <br /> subdivision is to determine whether there is proper access to the <br /> lots/meet minimum zoning requirements. The roadway is the only <br /> issue the Board can regulate. <br /> The Chairman determined there. were no more Board or public <br /> comments in this muter. She then entertained a motion to close <br /> the Public Hearing. <br /> MDTION: Dennis Bal arini made a Motion to close the Public <br /> Hearing in this natter; which Motion was seconded by Steve Dolan <br /> and so voted unanimously. <br /> The Chairman then entertained a motion in consideration of <br /> approval of the two-lot subdivision. <br /> MOTION: Dennis Bal arini made a Motion to approve the <br /> Subdivision Plan as submitted to the Board, with the Condition <br /> that all construction conform to and be satisfactorily completed <br /> as outlined by the Consulting Engineer in his letter dated Tune <br /> 51 2002 and that any/all unsuitable materials that may be found' <br /> within the limits of Miller Farm Load be removed to the <br /> satisfaction of the Consulting Engineer, and that details of the <br /> retention area/Sheet 3 be revised to reflect the addition of <br /> stone and dimensions surrounding the drainage pipe, all to the <br /> Consulting Engineer' s satisfaction, prior to the expiration of <br /> the twenty day appeal period, presentation of new mylar plan <br /> showing all abutters for Board signature; which Motion was <br /> seconded by Steve Dolan and so voted unanimously. <br /> (This matter concluded at p.m. ) <br /> Public Hearing <br /> Proposed Planning Board Special Permit Regulations <br /> 'ION• Dennis Bal ar ini made- a Motion to continue <br /> discussion of this matter to -: o p.m. ; which Motion was duly <br /> seconded and so voted unanimously. ! <br /> Definitive Plan <br /> illowbend Development Corporation <br /> ulna uisset Avenue, Shoestring Bay, and Quaker Run <br /> _5- <br />
