Public Hearing <br /> Anthony LaCava Cape & Islands Engineering <br /> The appointed hour having arrived the Chairman re-opened the <br /> Public Hearing in this matter. She recognized John Sla ins y, <br /> Cape & Islands Engineering. <br /> Mr. Slavinsky reported the Board of Appeals has made a <br /> decision August 28, '0 determining which of the plans is to <br /> be used. <br /> The Torn Planner noted two 2 plans were approved <br /> .previously, the Master Plan as well as a Preliminary Subdivision <br /> Plan approved by the Planning Hoard in 1986. The issue/concern <br /> is whether or not the proposed project is subject to Cape Cod <br /> Commission review. <br /> Cape Cod Commission Staff has determined that the -Lot <br /> Subdivision is not subject to Cape Cad Commission review the <br /> initial condominium project is no longer being proposed) . <br /> The Town Planner addressed concerns raised by the Consulting <br /> Engineer being that the existing Payamps Road is not adequate for <br /> emergency access,, if it is decided to install a gate, a turn- <br /> around would be necessary. <br /> Richard. Terry asked the Applicant to consider donating a few <br /> lots for Affordable Housing. <br /> . S l avinsky made reference to the existing cul-de-.sac, <br /> suggesting it be relocated into the proposed condominium area. <br /> The Town Planner stated this action would be unnecessary as the <br /> road is being extended. <br /> When asked by Richard Terry if he feels this is the ]west <br /> design for this project, Mr. Slavinsky answered he feels it is a <br /> better design than the original preliminary plan submitted under <br /> the Special Permit as the entire density has been decreased. <br /> The Town Planner made reference to the original preliminary <br /> plan approved by the Planning Board in September 1986. <br /> The Town Planner then expressed concern for the grading on <br /> some of the lots and roads Tiger Path) . Mr. Marsters made <br /> reference to the topography stating it is Mostly open space. The <br /> building pads available are adequate for the size of the homes <br /> being proposed for construction. Lot sizes have been reduced <br /> from 53, 000 sq. ft. to 16rOOO sq. ft. Due to the reduction of <br /> footprint the proposed homes will be one-car, 1, 800 sq. ft. ranch <br /> style. <br /> The Assistant Planner made reference to Mr. Rowley' s comment <br /> regarding Tiger' s Path. <br /> -3- <br />
