that would be allowed by right, or by square footage requirements <br /> (less than 1, 000 square feet allowed by plan review by the <br /> Building Inspector; over 1, 000 square feet within the C-3 zone <br /> would require a Special Permit by the Planning Board; -as well as <br /> list of more substantial uses that would also require a Special <br /> Pest from the Planning Board) . <br /> There are also a► list of uses being amended or added within <br /> the Table as they apply to all Commercial Zones: Indoor <br /> recreation facilities; new listed items specifically allowed in <br /> Commercial zones; concession, clubhouse, function room and <br /> similar/related uses; movie theaters allowed in -1 and -2 <br /> zones. <br /> Retail establishments which will not generate greater than <br /> Soo-peals trips per acre for the site area per' day when considered <br /> in combination with all other uses on the property to be allowed <br /> in -1, -2, and C-3 districts. <br /> Places of retail for wholesale sales of furniture, <br /> carpeting, stone, masonry, etc. being created as a separate item <br /> in the Table of uses allowed in all three commercial zoning <br /> districts. <br /> Automatic Teller machines (ATM) would be allowed by this <br /> Article within all Commercial and Industrial zones . <br /> 17 -25 . 1 Establishes standards for development within the <br /> proposed C-3 district, requiring of the site remain in an <br /> undisturbed natural state; restricts buildings to 20,- 00 square <br /> feet of gross first floor area; no more than one driveway access <br /> permitted from apy adjacent Town or state roadway; any <br /> structures, clearing, or other development on site shall be <br /> located a least too feet from any residentially zoned parcel <br /> outs-ide the district (may be reduced to 50 feet upon approval <br /> by the Planning Board for lots less than 2 acmes upon reviews and <br /> recommendation of the Design Review Committee and would require <br /> notice to abutters) ; signage, lighting, and noisy/odorous <br /> activities shall be located in such a manner as to prevent any <br /> significant adverse impact on adjacent and nearby residential <br /> properties; off street parking facilities shall only be allowed <br /> to the side or ream of the principal building on the lot . <br /> 1 7 - 1 establishes minimum lot sizes, frontback, and setback <br /> requirements for the proposed C-3 district, eliminating the <br /> -1- v and -1-0 from the Table of setback/dimensional <br /> requirements. <br /> Specifications for C-3 zones would be 40, 000 square foot <br /> minimum lot size; 200 foot minimum lot frontage; 75 foot front <br /> setback. C-3 zone would impose a 2 12 story lint on buildings. <br /> Amendment to the Zoning leap to include those parcels <br /> _ - <br />
