• <br /> The Chairr an -recognized Jinn Crocker, Applicant and matt-hew <br /> Eddy, Civil Engineer, Baxter & Nye. <br /> r. Crocker prodded some background informnation, making <br /> references to the plan, and explaining there had been a number of <br /> subdivisions that occurred at the site which created the two lots <br /> as shown. As the projects proceeded the "No Drive Access" was <br /> imposed, leaving one access for two lots. It was at this point <br /> the Applicant purchased the property. The plan has been approved, <br /> with orders of Condition for a► 3400 square foot office building, <br /> by the previous owner. <br /> Site Plan process has been completed including approved Fire <br /> Department safety access, parking, and buffer. Filing has been <br /> made with the Zoning Board of Appeals for retail use in retail <br /> zone. <br /> r. Crocker informed the Board that neighbors to this <br /> property have raised strong objections, fearing large (delivery) <br /> trucks will drive through the neighborhood streets in an attempt <br /> t avoid the steep grade designated for their use. There i <br /> s no <br /> objection to the shopping center project. <br /> Mr. Crocker stated trip generation is minimal, 170 units per <br /> day, and the building is aesthetically pleasing. He explained to <br /> the Board his intent to explain the circumstances and to request <br /> consideration of ANR approval, in order to relieve that <br /> particular access. The State process for curb cut mould be <br /> necessary. <br /> There was discussion regarding double access, one for <br /> emergency vehicles, the creation of a dangerous intersection on <br /> Route 28. <br /> References were made to nrpse Retail./Storage Building, <br /> Lot ##1 Sampson' s Mill Road, Mashpee, Phi - Layout and Distension <br /> Plan, dated 21/ 2, prepared by Baxter, Nye, and Hoingren, Inc. <br /> for James H. Crocker, Jr. " <br /> The building is one-story, full basement for storage, brick <br /> faced retaining wall, with lattice work fence. <br /> The decision before the Board is approval of ANR with <br /> elimination of "no access" restriction on the plan. <br /> Mr. Terry inquired about signage, "Truck Access Only" , <br /> "Exit on Route 28 only" ; to which Applicant agreed. <br /> The Chairman voiced her concerns regarding safety/traffic <br /> issues connected with granting access onto Route 28 . <br /> Richard Terry and Dennis Bal arini expressed their support; <br /> r. Ferry moved the question.. - - <br />
