14 <br /> applicant is proposing a change in the total square <br /> footage of the buildings and impervious surfaces within the <br /> proposed project . The increase in building coverage is due <br /> to the fact that the proposed number of garages has been <br /> increased. <br /> There are 53 units included in Phase III; 47 units <br /> included in Phase II; the Special Permit allows 156 total <br /> units . -units remain to be constructed to date . <br /> Applicant is proposing construction of 5 -single garages <br /> adjacent to the units . Construction of the remaining 5 - <br /> units and 5 -sin4le garages will result in an increase of <br /> building coverage on the total site to 215, 900 sq. ft. <br /> Because the impervious surface is being reduced by the <br /> construction of garages, pavement coverage decreases from <br /> the number originally approved (19 7- 92, 20 sq. ft. ) . The <br /> total impervious coverage will now be 500, 800 sq. ft. <br /> Applicant is also requesting changes to the phasing <br /> schedule. The original schedule within the original Permit <br /> contains timefra es that have become impossible to meet and <br /> have not been met throughout the entire project.. New <br /> timeframes for completion of the project are being proposed <br /> as a result thereof. A recent agreement has been reached <br /> with the Condominium Association regarding the continuation <br /> of the project, and renewal and extension of the <br /> development rights to 2007 . <br /> Applicant is requesting approval to begin construction <br /> of Phase III and conveyance of 20-units prior to Phase II <br /> is completely approved. The remaining construction in <br /> Phase II is landscaping which cannot be completed until <br /> early spring. This request is being made in order to keep <br /> the project moving and to keep people employed. Also, <br /> provisions for the bonding of any incomplete improvements <br /> prior to the completion of Phase III to be conveyed out of <br /> the units in Phase III . <br /> Applicant is in receipt of Planning Department <br /> comments relating to the Application, which will more than <br /> likely require a continuation of this Hearing in order to <br /> address, as said comments were received earlier this date. <br /> Dennis Balzarini commented that he had visited the <br /> site the previous day and found that more than landscaping <br /> is needed to complete Phase II . <br /> 3 <br />
