Ta tar n is n Really Inc. <br /> Matt Malone re-opened public hearing and recognized Don Megathlin and Kevin in l' irrane' <br /> representing Mr. Talanianf who was in attendance. <br /> Kevin Kirrane began discussion regarding development of-the 25 acre site on late. 28 that used <br /> to be Dick & Ellie's Flea Market. He said Mr. Talanian was seeking a special permit to utilize <br /> 160,000 uare foot area for commercial space. This would include nine buildings and 750 <br /> parking spaces, with % retained as open space. He noted that there was an exhaustive <br /> review by the Cape Cod Commission and they granted approval with conditions. He also said <br /> there was preliminary approval from DEP and NE A. He assured the Board that there were no <br /> public health issues, as the,proposal includes using a state of the art treatment plant. He also <br /> said than there would not be adverse traffic flow. <br /> Don Megathlin had.-several issues to mention including local participation, state and federal <br /> agency approval and mitigation. It eras decided that a review of the plan was not necessary at <br /> this time. He did, however, read from the Executive Summary which included such items as <br /> water resources, open space, transportation,.design, reducing the number of poles while <br /> increasing the amount of light. He said changes had been made over the last four years. He <br /> also gave a lengthy, detailed explanation of proposed mitigation measures which included the <br /> continuation of sidewalks on Great Neck load and open space donation, Connector Road,,and <br /> ShelIback Vila y. There was s me disagreement regarding ShelIback l ay intersection and traffic <br /> . <br /> reduction. <br /> 4 <br />
