<br /> IV. Findings
<br /> 1. The Property is located in the I-1 and C-2 Zones as depicted on the Town of Mashpee zoning
<br /> Map, with the proposed development located entirely within the I-1 Zone except for an
<br /> alternate access driveway extending across the C-2 zone to Route 130.
<br /> 2. The project satisfies the requirements of Massachusetts General Law Chapter 40A, in that it
<br /> complies with the general purposes and intent of the Mashpee ZoningBy-Law.
<br /> 3. The proposed development complies with the lot area and dimensional requirements set forth
<br /> in the Zoning By-Law.
<br /> 4. No water quality report was provided, as there were no structures or parking proposed.
<br /> 5. The applicant submitted a letter dated February 20, 2002 detailing the types and quantities of
<br /> materials to be stored on the property. No vehicles or equipment are to be stored on the site.
<br /> 6. In conformance with the provisions of Article VI, Section 174-24.C.(2) of the Zoning Bylaw, the
<br /> Planning Board finds that the proposal will not adversely affect public health or safety, will not
<br /> cause excessive demand on community facilities, will not significantly decrease surface or
<br /> ground water quality or air quality, will not have significant adverse impact on wildlife habitat,
<br /> estuarine systems, traffic flow, traffic safety, waterways, fisheries, public lands or neighboring
<br /> properties, will not cause excessive levels of noise, vibration, electrical disturbance, radioactivity
<br /> or glare, will not destroy or disrupt any species listed as rare, endangered or threatened by the
<br /> Massachusetts Natural Heritage program or any known historic or archaeologic site, will not
<br /> produce amounts of trash, refuse or debris in excess of the town's landfill and waste disposal
<br /> capacities, will properly dispose of stumps, construction debris, hazardous materials and other
<br /> wastes, will provide adequate off street parking, will not cause excessive erosion or cause
<br /> increase runoff into neighboring properties or into any natural river, stream, pond or water
<br /> body and will not otherwise be detrimental to the town or the area.
<br /> V. Conditions.
<br /> 1. Construction of this Project shall be done only in conformance with the following plans, which
<br /> have been approved by the board and signed by the Board Chairman:

<br /> 2. The proposed storage area shall not exceed 0.99 acres in area and except for one driveway
<br /> access, The existing native vegetation shall be retained, including understory vegetation, in all
<br /> other areas of the property.
