a <br /> Public Hearing <br /> 4-Zoning Articles Submitted for October 20, 2008 Town Meeting <br /> The appointed hour having arrived the Chairman read the Public Hearing notice <br /> into the-record and called the Public Hearing to order. She then read highlights of the <br /> Four proposed Articles <br /> n Article submitted by the Planning Board and Zoning Board of Appeals which <br /> would amend Section 17 -2 .1 Subsection 2 and Footnote 21 under Section 17 - 1 Land <br /> Space Requirement-Table. <br /> n Article submitted by the Planning Board and Zoning Board of Appear which <br /> would arnend Subsection 17 -2 1-9 of the Table of Use Regulations.. <br /> n Article submitted by the Planning Board amending Section 174-3 to change <br /> the Definition o "`Lot Line Front'. <br /> An Article submitted by the Board of Selectmen amending Section 174-92 <br /> regarding the reorganization of the Zoning Board of Appeals. <br /> The Chairman Mated that the foil text of said Articles and any associated maps or <br /> plans may be reviewed in the Office of the Town Clerk or Town Planner at Mashpee <br /> Town Hall. <br /> Land Space Requirement Table- <br /> The Town Planner explained this proposed Article would allow structures greater <br /> than 20,000 square feet within the C-3 zone in order to allow motels, hotels, hospitals, <br /> infirmaries, nursing homes, convalescent homes, congregate care or assisted living <br /> facilities under Planning Board Special Penmit. Assisted living facilities would have a <br /> minimum 0% open space requirement, with a state requirement of 7 % open space on <br /> Route 151 (endangered species habitat). <br /> Secondly, this change would allow three-stun buildings on these structures only. <br /> It was the consensus of the Board to amend the language to read, "...3-stories, not <br /> to exceed 45-feet in height..." <br /> There being no Public c ment the Chairman continued to the next Article. <br /> Dock Pem-fits <br /> The Town Planner explained that under existing regulation a Special Permit is <br /> required for every dock constructed in Town with a limitation of 7 --feet in length. The <br /> majority of requests for docks are in excess of 70-feet which then require a variance from <br /> the Zoning Board of Appeals. <br />
