Common buildings have not yet been analyzed, although fewer
common area buildings are expected to be proposed.
The Town Planner pointed out a discrepancy in the number of
units being one hundred forty-two (142), which figure includes
units previously constructed. The number of units approved
within the current Special Permit Modification is one hundred
--
forty two (142 ) units in addition to the fourteen (14) existing
units, for a total of one hundred fifty-six (15 6 ) units.
Mr. Eldredge stated he was unaware of the existence of said
document. The Chairman requested a copy of the Special Permit
Modification, noting particular attention to Condition #S, be
forwarded to Mr. Eldredge for his information. The Town Planner
agreed to do so.
The Town Planner provided further information regarding a
breakdown of each Phase:
1B No more than forty-five ( 4 5 ) units;
2 No more than forty-eight ( 4 8 ) units;
3 No more than f orty - nine ( 4 9 ) units; all in
addition to Phase IA.
The Chairman recapped the items currently under discussion
to be removal of shoulder parking from the plan; construction of
an engineered retaining wall which is to be a screened structure;
and Board concern with potential hazardous condition of Building
#30 garages.
Dennis Balzarini asked for verification of treatment plant
connection at the sixtieth (6oth) unit.
Mr. Eldredge noted no substantial change with regard to the
road area is being proposed. Making reference to the plan, he
indicated the horizontal location has been slightly altered. The
total amount of parking depicted on the plan is forty-six
thousand nine hundred sixty-four (46,964) square feet; as opposed
to fifty-one thousand four hundred thirty-seven (51,437) square
feet.
Responding to a question asked by John Kuchinski regarding
impervious coverage, Mr. Eldredge reported a figure of three
thousand two hundred and sixty-six (3,266) square feet less, at
present.
John Kuchinski raised a point regarding the lack of open
Space. Mr. Eldredge responded his intention is to supply the
Board with numbers in this regard. Due to the elimination of
Building #31, a large area of the project is to remain
undeveloped.
-6-
