Except for ministerial, clerical or typographic changes,these Rules and the Code <br /> may not be modified without the approval of the Zoning Board's prior written approval in <br /> accordance with 760 CMR 31.03. <br /> STEP 1: CHOOSE AN ARCHITECT OR A PRE-APPROVED PLAN <br /> You will want to either choose a pre-approved plan from the Neighborhood Architects' office or <br /> find an architect who will work well with you and who is sympathetic to the purposes of the <br /> Code. The Neighborhood Architect maintains a list of pre-approved architects. If you Wish to use <br /> an architect who is not on the list, said selection must be approved by the Neighborhood <br /> Architect, such approval not to be unreasonably withheld. To obtain such approval,the architect <br /> must submit a portfolio of relevant projects and a current resume to the Office of the <br /> Neighborhood Architect. The Office of the Neighborhood Architect will review the submission <br /> and either grant approval, grant approval with stipulations, or deny approval. <br /> If you choose an architect who is not familiar with Jobs and Whitings design approval process; <br /> we strongly recommend that the architect meet first with the Neighborhood Architect, so that the <br /> architect understands the philosophy of Jobs and Whitings Neighborhood and how the Code <br /> yvorks. If the architect does not feel completely comfortable \vith these Rules and the Code, you <br /> would do well to find out early so that you can select another architect. <br /> STEP 2: REVIEW THE RELEVANT DOCUMENTS <br /> Read and make sure you understand all the materials that can affect what you can build on your <br /> lot: <br /> A. Purchase and Sale Agreement <br /> B. The Jobs and Whitings Design Code, which includes the following: <br /> • Design Approval Process (this document) <br /> O Submittal forms . <br /> 0 Urban Code <br /> • Architectural Code <br /> Landscape Code <br /> • Sustainability Guidelines <br /> e Fortified... for safer living <br /> Construction Management Guidelines and Agreement <br /> 0 Pre-approved architects and builders <br /> C. The Mashpee Zoning Board's Comprehensive Permit and all related approvals,Plans and <br /> documents. <br /> D. The conditions of any applicable approval issued by the Cape Cod Commission. <br /> Pay special attention to the requirements for your lot type, including limitations with respect to <br /> setbacks. It is highly recommended that you schedule a meeting with the Neighborhood Architect <br /> to review the codes, guidelines, design, approval process, and any site-specific conditions prior to <br /> design commencement. If your architect is not familiar tivith Mashpee Commons or the Jobs and <br /> Whitings Neighborhood,he or she should attend this meeting as well. <br /> STEP 3: SURVEY YOUR LOT <br /> Unless a certified survey is already available,you will need to hire a licensed surveyor to make a <br /> certified survey of your lot showing all of the following: <br /> 4 <br />
