lot coverage in cluster subdivisions to thirty (30*) percent of <br />actual lot size - Article 28 on the Warrant. <br />Thomas Fudala explained that under the current By -Law, <br />twenty (20%) percent of a lot is buildable. The same percentage <br />applies to cluster subdivisions which have set aside a portion of <br />land for open space making the lot area smaller. The result has <br />been a penalty towards cluster subdivisions and numerous <br />applications to the Board of Appeals for variance. A reasonable <br />solution would be to increase the percentage to thirty (30%) for <br />cluster subdivisions. <br />There being no Board or public comments regarding this <br />proposal, the Chairman entertained a Motion relative to <br />recommendation for Town .Meeting. <br />MOTION: Patrick Coffey made a Motion to recommend this <br />Article for Town Meeting approval; which Motion was seconded by <br />Martine Meijering and so voted unanimously. (voting in favor <br />were Martine Meijering, Patrick Coffey, Dennis Balzarini, Anthony <br />Ferragamo and Robert Govoni.) <br />The Chairman: An amendment to the Zoning By -Law Section <br />174-31 Land Space Requirements Table footnote 1 replacing current <br />wording with a clearer description of how lot frontage is to be <br />measured for lots on curves - Article 29 on the Warrant. <br />To see if the Town will vote to amend the Zoning By -Law by <br />deleting the current wording of footnote 1 to the Section 174-31 <br />Land Space Requirements Table and replacing it with the <br />following: Ill For lots where any part of the front lot line is <br />on an arc of a curve with a radius of three hundred (300) feet or <br />less, lot frontage may be measured along a straight line <br />connecting the points of intersection of the side lot lines with <br />the minimum building setback line applicable to the lot under <br />this By -Law." <br />All Board Members, Town Planner and Assistant Town Planner <br />having had previous discussions in this regard, were all in <br />agreement. There being no public comments, a motion was made. <br />MOTION: Robert Govoni made a Motion to recommend this <br />Article for Town Meeting approval; which Motion was seconded by <br />Dennis Balzarini and so voted unanimously.
