16 Great Neck Road North <br />Nashpee, Massachusetts 02649 <br />Mr. Serber stated they have an exclusive option to purchase that expired and will be re -signed going <br />into Town Meeting. On the NextGrid side there has been a lot of effort and money already invested into <br />this project. They don't intend to lose out. <br />Ms. Waygan asked for a copy of the current expired exclusive option to purchase. She asked if the <br />Planning Board members could get a copy. She is looking at the language not the price. There is a <br />Public Hearing on this matter in two weeks, she would like that available prior, if possible. She also <br />noted this sounds like it will trigger a Cape Cod Commission review. <br />Mr. Serber has an expired exclusive option to purchase he can produce, he will be redacting some of <br />the figures but all the wording will stay. He does not see a problem with giving this to the Planning <br />Board. The Select Board did not ask for this at their meeting, but have asked for a copy since the <br />meeting. He acknowledged it likely will trigger CCC review, other projects that are completely sand pits <br />have not, but this is roughly 55% former sand pit, so it will trigger CCC review. <br />Ms. Waygan asked if it was a Development of Regional Impact review. <br />Mr. Serber answered it would likely trigger a DRI, since the town will own the land at the time of CCC <br />review, it would be advantageous that the municipality partner in that to realize the full financial benefit. <br />Ms. Waygan asked if he knows the place type this would fall under. <br />Mr. Serber would have to touch base about this, his former contact that he had previous discussions <br />about this has since left the position. He will find out and report back. <br />Ms. Waygan would like him to do that before the Public Hearing. This determines how much open <br />space these solar farms have to set aside. There is a range of open space required for Solar Farms on <br />Cape Cod. She stated he will be returning before the Select Board next week and inquired further about <br />the financial questions they asked. <br />Mr. Serber commented they were providing $900,000 in normal taxes without this project. NextGrid has <br />copies of the tax bills, they are more around the figure of $224,000 over the twenty years. He will <br />hopefully get that answered and give a more robust response. The numbers he presented this evening <br />were pretty clear. <br />Ms. Waygan stated he is not the petitioner for the bylaw. She asked if the petitioner will be present at <br />the Public Hearing. <br />Mr. Serber commented one of the petitioners is set to speak at the Town Meeting. He doesn't live in <br />Mashpee so it cannot be himself. He will make sure they will be present for the Public Hearing. <br />Ms. Waygan stated the petitioner did not come to the last Public Hearing. If they are represented, then <br />the person representing has legal status to do that. For this Citizen Petition Article, nobody could tell <br />4 <br />
