The aesthetics of the proposed project will continue in Willowbend style <br /> including the landscaping and buffer details. <br /> The Town Planner asked whether fencing is being proposed; Mr. Eddy responded <br /> that fencing is not being proposed at this point, it has not been discussed. <br /> Attorney McElhinney noted there is existing fencing along the back of the soccer <br /> field and that Applicant would not be averse to extending the fence if it would assist in <br /> the buffer and/or privacy. <br /> Thomas O'Hara asked about rear setback requirements on those units that back up <br /> to the abandon Simons Road. <br /> Mr. Eddy explained that Simons Road is an ancient,way that is owned by <br /> Willowbend. Discussions with Plan Review, Design Review and the Town Planner have <br /> resulted in recommendations to realign Simons Road through the project, resulting in an <br /> abandonment of the layout without any setback requirements. <br /> The Town Planner stated that a vote of the Board of Selectmen would be required <br /> in order to relocate the road, as well as a subdivision modification in order to delete <br /> Simons,Road. <br /> Thomas O'Hara also asked if public access would be denied. <br /> Mr. Eddy explained that Simons Road would be abandoned and the public rights <br /> will be reassigned as shown along the way through the development to Fin 'me Oot and <br /> back onto Simons Road. <br /> The Town Planner inquired about building elevations for the three story buildings <br /> that are over the height limits regulated in the Zoning Bylaw, stating the Planning Board <br /> would not be able to make an approval. <br /> Attorney McElhinney stated this matter would have to be reviewed by the Board <br /> of Appeals for a variance. <br /> Mr. Rowley asked why the proposed layout for Simons Road is only 20-ft. wide <br /> and would be coincident with the pavement. <br /> Mr. Eddy responded that this was part of the discussion with Plan Review, Design <br /> Review and the Town Planner. <br /> The Chairman noted for the,record that the Planning Board has received a number <br /> of letters from residents of Willowbend: Gregg Fraser, Cornelius Hickey, David Ellis, <br /> Peter and Doreen Calcasi, William and Betty Hanson,James Green, Robert Lurie, <br /> Roberta Grigg, Diane and Harold Horton, Peter and Sally Figdor, Stephen Cutler, <br /> William Marlyn, Alexander Levine, and Daniel Farber. <br /> Q <br />
