Public Comment <br /> The Chairman then recognized the following members of the public: <br /> Scott Dravis, 83 Sampsons Mill Road—He indicated the location of his property <br /> stating that his driveway accesses onto Simons Road. He expressed his concern <br /> regarding the paving of Simons Road to Sampsons Mill Road asking if any of his <br /> property would be taken. He is also concerned with the proposed gate on Willowbend <br /> Drive as he feels traffic will be diverted onto Simons Road. He feels this will be a safety <br /> issue as he has young children. He feels his property value will be negatively impacted <br /> by the road paving. There is also a concern with the increase from the approved 13-lot <br /> development into an additional 62-townhomes with respect to environmental and traffic <br /> impacts. He expressed his opposition to the construction of 3-story units in a residential <br /> area. He inquired as to the definition of"ancient way",how the improvements and <br /> relocation are to be made, and what the roadway will become. As an abutter,be inquired <br /> as to his rights. <br /> Mr. Dravis asked about the current width of Simons Road. <br /> Mr. Eddy responded that there has been no discussion regarding the paving of <br /> Simons Road. <br /> The Town Planner interjected that the minimum subdivision road standard is 20- <br /> ft. wide for two way traffic. He clarified that Simons Road is laid out as a 40-ft. wide <br /> subdivision street, under which subdivision Mr. Dravis" lot was created. Nothing would <br /> be taken away from the property owner,the road would be built to the standards <br /> originally proposed when the subdivision was approved. <br /> James Green, 10 North Glen Drive—He responded to the statement that was <br /> made earlier with regard to the decline in golf membership and the proposal to construct <br /> 62 townhouses rather than 14 houses, noting that he feels this an extremely poor excuse <br /> for the consideration of the proposed expansion, <br /> fie informed the Board that he is one of the members who no longer participates <br /> in the club because it is so poorly run and the fact that the membership dues have doubled <br /> over a three-year period. <br /> He also spoke to the conditions of the project at the time he purchased his <br /> property five years ago, which was a series of primarily single family homes. The <br /> addition of the proposed 62-townhouses would result in a 30%condominiuni <br /> development rather than a majority of single family dwellings,resulting in an adverse <br /> effect upon the homeowners. <br /> fie suggested that the actual golf course has been sold and that someone should <br /> investigate as to the actual current owner of the property and which Town regulations <br /> a <br />
