He made it perfectly clear that he enjoys living at his property, he <br /> has no interest in joining the club,and in the event he found it necessary to sell his <br /> property he would not want to do so with the stipulation that the buyers join the club. <br /> With reference to aesthetics,Mr. Green then mentioned the condition of an <br /> abandoned trailer park located off of Quinaquisset Avenue,that abuts his property, and <br /> which Applicant has made promises over the past five-years to attend. He stated that he <br /> would be adamantly opposed to any plan that would increase traffic on Sampsons Mill <br /> Road, making reference to safety concerns attempting to pull out onto Route 28. <br /> Mr. Fraser then asked if this project had been referred to the Cape Cod <br /> Commission. <br /> The Town Planner made reference to a letter received from the Cape Cod <br /> Commission. <br /> The Chairman read into the record a letter from the Cape Cod Commission, <br /> "...Section 22 (b)of the Cape Cod Commission Act creates an exemption to the Act for <br /> development which"prior to July 1, 1989 had received a special permit...and which <br /> development is constructed or is thereafter constructed in substantial compliance <br /> therewith". Based upon the plans as submitted, the development of those 34-units <br /> appears to fall within this exemption. The applicant also presented additional <br /> development plans that are outside:the special permit area. They indicated that these <br /> plans were for a few years from now. While these appear to be outside our jurisdiction, <br /> the applicant agreed that they would meet with Commission staff once those plans were <br /> decided upon." <br /> Attorney McElhinney explained that this project is to developed in phases and <br /> that the section of Simons Mills Road would be developed several years,from now <br /> according to the phasing schedule. <br />
