currently enjoy an unobstructed view of the course and Simons Road received minimal <br /> traffic due to the fact,that it is not paved. A paved and improved Simons Road will <br /> destroy our view, will bring substantial traffic (for 62 condos) and will surround my <br /> house on three sides by paved roads. Noise concerns with the construction and access by <br /> heavy trucks and equipment which will use the Sampsons Mill/Simons Road corridor for <br /> direct access to true site, Even after construction is complete the ongoing noise from an <br /> improved Simons Road will be considerable. While not completely documented yet I <br /> have concerns about potential drainage issues in the area where the improved Simons <br /> Road meets with Sampsons Mill Road which will directly impact my property. Traffic <br /> impact of an estimated additional 500-600 daily traffic trips on area roadways that are <br /> already dangerous and over burdened. As I understand it current standards for traffic <br /> impact estimate 9 vehicle trips,per residential unit per day. Using that standard, 62 <br /> condos will generate 558 additional vehicle trips per day to area roadways. Sampsons <br /> Mill Road has two very dangerous outlets, one onto Rte. 28 which is on a hill and blind <br /> corner and very dangerous. The other outlet is over the narrow and deteriorating bridge <br /> across the Herring Run to Cotuit. The third outlet is down Cape Drive past the Pheasant <br /> Run Condos to Rte. 28. Cape Drive is a private road and is not maintained well, in fact at <br /> certain times it is almost impassable because of pot holes. The additional traffic on <br /> Simons Road, Sampsons Mill Road and Cape Drive for 62 condos will be considerable <br /> and dangerous and unsafe for our children. This will be compounded by the suggestion <br /> of Mr. McElbinney that they are anticipating gating Willowbend Drive at the outlet of <br /> Sampsons Mill Road forcing traffic down the new and improved Simons Road. Three <br /> story condos are in violation of current height restrictions and aesthetically unpleasing to, <br /> the character of the community in a residential area. Environmental concerns-the impact <br /> of 62 condos versus 13 single family houses is substantial. The additional environmental <br /> impact of 62 condos versus 13 single family homes is obvious and unavoidable. The <br /> sheer scale of the project will destroy the character of the neighborhood of Sampsons, <br /> Mill Road and Cranberry Ridge and perhaps Willowbend itself. The area of Sampsons <br /> Mill Road currently enjoys a rural ambiance that will be:lost with the sheer impact of 62 <br /> condos units and the volume of use they will create. I would prefer to be standing here <br /> with many neighbors presenting a unified opposition to this proposal,but time has not <br /> allowed that as of yet. Unfortunately,the location of my property causes me to be <br /> uniquely burdened. At this time I have no choice but to stand alone and fight to preserve <br /> the value of my property whether here or in a court of law. I ask the Board to consider <br /> carefully the impact that this project will have on abutters and the surrounding <br /> neighborhood. This project has the potential to alter our quality of life and property <br /> values not to mention the direct impact on my property value.
