16 Great Neck Road North
Mashpee, Massachusetts 0264g
OLD BUSINESS
Declaration of Default — Ockway Highlands Tripartite Agreement dated March 20, 2019
Mr. Lehrer reported no major changes. Mr. Pesce is trying to coordinate a meeting with
Lawrence Lynch and Mr. Morin. There have been reports of issues with the ends of
homeowner driveways, which is a building code issue. We want to remedy the situation to the
best of our ability for residents of Blue Caste Drive. The traffic radar speed sign has not been
purchased yet. Ms. Faulkner wants to keep this as an agenda item.
Mr. Lehrer stated the major issues have been handled. He has one outstanding maintenance
item and the radar sign, the tripartite is invalid because of dates. It would be in his interest to
purchase the sign. Mr. Morin has expressed an understanding to improve the condition of the
road.
Mr. Richardson commented if the Board is not going to enforce Declare of Default then it
should be kept as an agenda item.
Mr. Lehrer suggested if they needed the money could be captured from his account to buy the
sign ourselves.
MOTION:
Mr. Balzarini made a motion to notify the developer to purchase the speed radar sign by
the next meeting (August 02, 2023) with proof of purchase, as a donation to the Town of
Mashpee. If not purchased the Board will have to Declare Default. Seconded by Mr.
Richardson. All in favor.
Ms. Waygan wants to ask the Board's Consulting Engineer for a report on the ends of the
driveways. She wants a report on the maintenance matter. The Special Permit has a
requirement for maintenance of the road, so she would like a report on those two matters at
the next meeting.
Mr. Balzarini said the driveways are up to the developer, he doesn't know how much weight
the Board has with the driveway issue.
Mr. Lehrer will consult Mr. Pesce. The Board approved the stormwater control and it is
depositing water at the end of the driveways. The finished elevations are slightly off. We are
going to work on a resolution.
BOARD ENGINEER REPORT
None.
