of MASFce
INC. IBIN
n
AOTamnw M
Board
16 Great Neck Road
North
Mashpee, Massachusetts 02649
He would love to keep that concept; they will have to put in a pipe discharge and protections
against erosion.
Ms. Waygan inquired about the roof water.
Mr. Yergation answered water flow from front yards, they provide dry wells for roof runoff so
100% of the roof water is captured and recharged into the ground independently. There are 2
dry wells per single family home and they connect to down spouts.
Ms. Waygan informed about the new requirement for single recharge through natural drainage
patterns and vegetation. Driveways shall be vegetative swales or sand filters, organic or
similar, for removing nitrogen from stormwater.
Mr. Yergation states MassDEP declares roof runoff from non-metal roofs to be clean, and will
allow recharge into the ground, so this water is technically clean.
Ms. Waygan stated this is the bylaw. It needs to be addressed in some nutrient removal
system.
Mr. Pesce commented that this is not standard recommended practice. Roof runoff has a small
component of nitrogen from the atmosphere. A vegetative swale will attenuate and direct roof
runoff down and channeled to an area to drain in the yard. Recharging runoff back into the
ground simulates and enhances. He is much more in favor with this approach, but understands
it is not in compliance.
Ms. Faulkner stated a rain garden could also go there or even a large plant right in the area
where the gutter drains.
Ms. Waygan stated a condition could be added so it doesn't get lost during review. Regarding
the lighting plan, there should be a certification of no light pollution for abutters.
Mr. Yergation will provide a photometrics plan for the one light at the entryway. If additional
lighting is proposed, he will confirm with the client, and it will be easily provided.
Ms. Waygan stated there are lighting plans and lights get installed, but then they don't comply.
They are able to go back and change the light. For these types of purposes, we need
something that addresses lights.
7
