MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> November 13, 2024 <br /> Attorney Kirrane requested a continuance until December 11, 2024. Mr. Reidy <br /> read the letter into the record. <br /> Chairman Bonvie asked for a motion to accept the continuance. Mr. Blaisdell, so <br /> moved. All were in favor. <br /> 14 Bank Street: Petitioner, Mashpee Commons Limited Partnership requests a <br /> Modification to and existing Special Permit (SP-86-04-024) to allow for re- <br /> purposing the use of an existing building located on property in the C-1 Zoning <br /> District, Map 74, Parcel 24, Mashpee, MA. <br /> Mr. Tom Feronti represented Mashpee Commons Limited Partnership seeking <br /> minor revisions to the existing Special Permit (SP-86-04-024) to address actual <br /> built conditions, certain square footage of commercial space and residential <br /> units, and actual built conditions for parking facilities. This is allowed under the <br /> Zoning District, and the Board can approve such changes. <br /> The specific request is related to Building 25 at 14 Bank Street located in <br /> Mashpee Commons. The existing building is 2,950 sq. ft., and was originally a <br /> bank with a drive-thru. The proposal is to change the use of that building to a <br /> food use with a drive thru. The square footage will not change. The existing <br /> building plan drive-thru depicted the current cueing on the back side of the <br /> building which brought the driver's window on the wrong side of the car in <br /> relation to the window of the building. The proposed changes is to reconfigure <br /> the building, not the square footage, but to relocate the drive-up window to the <br /> other side of the building. The drive-thru window on the east side of the building, <br /> it will be relocated to the west side of the building so that vehicles can pull in the <br /> direction based on the access to and from the site and create the vehicle direction <br /> around the building so that the drive-thru window is on the correct side of the <br /> vehicle and allow for proper cueing of vehicles. <br /> Mr. Feronti stated he met with the Fire Chief and the Deputy Fire to review this <br /> plan to make sure there were no concerns or issues. They did not have any <br /> concerns. There is currently no tenant that will occupy this building. It's a pre- <br /> empted measure to make it a more attractive building. It's been vacant for a <br /> couple years, but there has been some temporary tenants. There are no banks <br /> interested in opening up any facilities. Therefore would like to make the building <br /> more attractive for other potential uses. <br /> In conjunction with this renovation, there is contemplation with some outdoor <br /> seating area, but this will be addressed through the building permitting process <br /> with the Building Commissioner. <br /> 9 <br />
