MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> November 13, 2024 <br /> The purpose of this change is for food use with a drive-thru. The square footage <br /> of the building will not change. There will be modifications to the parking layout. <br /> The current parking condition is adjacent to the building on the side; there is no <br /> parking in the front of the building. The revisions of the drive-thru to the other <br /> side will allow some parallel parking on the side of the new drive thru isle exit, <br /> and will create a better condition to access parking in the front of the building. <br /> It does result in a net decrease of one parking space from (9) nine parking spaces <br /> to (8) eight parking spaces, but as indicated in the parking calculation <br /> attachment, there is still an excess of (51) fifty-one parking spaces of the zoning <br /> requirements for parking calculations in Mashpee Commons. <br /> The change from a bank use to a food use also has impact on the wastewater <br /> treatment system. There is an increase of flow, but is well under the threshold <br /> of the existing wastewater supply of 89,000 gallons available for this space. The <br /> calculations are based on the number of seats for a food use, not on the square <br /> footage. This change of use will be aesthetically pleasing and more functional for <br /> this building space. <br /> Ms. Sangeleer asked if for example a McDonalds Restaurant is interested in the <br /> space, will Mashpee Commons be able to control the design and look of the <br /> building. Mr. Feronti said that Mashpee Commons does have control over the <br /> building designs, but works with businesses that have certain trademarks. <br /> Mr. Furbush asked the number of seats for this space. Mr. Feronti said roughly <br /> 50 seats inside. The building itself is 2,950 sq. ft. but only 1,900 sq. ft. is on the <br /> first floor, and there is square footage in the basement that it included in the <br /> total. Mr. Feronti calculated about 35 sq. ft. per seat as a basis to demonstrate <br /> wastewater compliance. The parking is calculation with (4) four parking spaces <br /> per 1,000 sq. ft. as indicated on the attachment provided is fairly consistent with <br /> the commercial center bylaw. All the parking spaces in Mashpee Commons are <br /> shared spaces. <br /> Mr. Dehelean mentioned that he likes the idea to repurpose the use of this <br /> building. <br /> Mr. Reidy asked if a prospective tenant is primarily an eat-in restaurant or a <br /> drive-thru. Mr. Feronti said that he is trying to provide flexibility so they will <br /> have a tenant make good use of this space. <br /> Mr. Morris asked if there is consideration for the accessible parking. Mr. Feronti <br /> stated that there is currently one handicapped parking space for this building, <br /> and there are enough handicapped spaces available throughout the entire site. <br /> 10 <br />
