MEETING MINUTES <br /> DECEMBER 11, 2024 <br /> MASHPEE ZONING BOARD OF APPEALS <br /> Mr. Morris had no comments. The Board had no comments. <br /> Chairman Bonvie stated that the Attorney completed the request that was asked <br /> by the Board. He had no issues. <br /> Mr. Reidy read the revised comments from the Board of Health into the record <br /> dated December 6, 2024; "House to remain 4 bedroom, 2 on the first floor and 2 <br /> on the second floor. 3rd floor loft not fit for habitation." <br /> Mr. Reidy read the Conservation Department comments into the record dated <br /> December 2, 2024; "Resource Areas: LSCSF & Buffer zone to Salt Marsh - NOI <br /> application was approved unanimously with the condition of a three year <br /> mitigation & monitoring contract with a certified professional and all Certificate of <br /> Compliances achieved prior to construction commencement. Installation of <br /> drywells to control roof runoff and a drain at the cobble apron and the vast amount <br /> of mitigation plantings near the salt marsh will enhance the resource areas." <br /> There were no more comments from the Board, and no comments from the <br /> audience. <br /> Mr. Bonvie asked for a motion to close the public hearing. Mr. Furbush so moved, <br /> Mr. Blaisdell, second. All were in favor. <br /> Mr. Bonvie asked for a motion of the public hearing. <br /> Mr. Reidy made a motion that the Board issue a Written Finding under §174-17 <br /> and §174-33 of the Zoning Bylaws to Owners, Kirk John Franklin and Dawn <br /> Gordon Franklin, Trustees of the Seaside Realty Trust at 416 Monomoscoy Road, <br /> Mashpee, MA with the following conditions: <br /> 1. The Board has determined that the applicant meets all the conditions of <br /> a Written Finding under Mass General Law 40A Section 6. <br /> 2. Site Plan - Proposed Addition, 416 Monomoscoy Road, Prepared for Dawn <br /> Franklin. Date: 10/16/24, Add drywells, drywell detail and proposed spot <br /> grades. 12/4/24, Add front yard setback to existing house. Prepared by <br /> Falmouth Engineering, Plan date: September 9, 2024.
