x XV,
` biyrL O GSL ee Aannina Board
16 Great Neck RoadNorth
:Mashpee, Massachusetts 0264g
positive for the Town to have a recreational facility of this nature. It is compliant in use, there is
some issue about parking and the length of spaces being slightly less, as required by code.
The applicant's engineers can devise a list of any variances they will be seeking from zoning.
Mr. Pesce stated the team interpreted the requirement of 43 inches in a 24ft. aisle, which
would require spaces to be 19.33 feet. He would consider it compliant, it may not be standard
design practice, it's not critical, many communities use this size just fine. It is not a waiver, but
the Board can always request.
Mr. Tobin reminded the Board if relief from regulations is sought, a waiver is required. All
vertical curb cuts, in lot trees, a Swept Path Analysis should be acquired, as well as fire truck
turn radius.
Ms. Waygan stated any waivers identified need to be put on a list, and the Board votes on
them individually.
Mr. Russell also needs to follow up with the FAA because he is within one mile of the airfield.
He also has two quotes for solar, but he will not be installing solar now.
Mr. Tobin reminded the Board the Indoor Recreational Use was passed specifically for this
project. It provides a really good location for this use.
Ms. Waygan is going to seat Rob Hansen on this matter. Ms. Faulkner is okay with that
change. Ms. Faulkner will send any further questions or comments to the Town Planner.
MOTION:
Mr. Balzarini made a motion to continue this Public Hearing to February 19, 2025
at 7:10pm. Seconded by Mr. Richardson.
Roll Call Vote:
Mr. Oakley: Yes, Mr. Hansen: Yes, Mr. Balzarini: Yes, Mr. Richarson: Yes, Ms.
Waygan: Yes, Ms. Faulkner: Yes
7:20PM
Applicant: Southworth Mashpee Properties LLC by Atty. John McElhinney
Location: 275 Quinaquisset Avenue
Request: Special Permit Modification (on remand from Land Court) to add
5.06 acre parcel, on which construction of 12 residences is
proposed, to the Special Permit for the Willowbend Country Club
project approved on March 18, 1987, as subsequently modified.
Letter addressed 2/5/2025 from Attorney McElhinney to Mr. Tobin, requesting the
Southworth Public Hearing remand be continued to the March 5, 2025 meeting.
5
