Louise asked what is size of buffers required? Mr . Warwick <br /> stated that on Rte 130 it is 1 O feet and 20 feet on sides . <br /> Louise questioned if they will they replant buffer since a <br /> lot of clearing must be done (over 1/3) . <br /> Mr. Warwick asked if the Board had, received any <br /> correspondence regarding their submitted plans from the fire <br /> department? Tony did not find correspondence from any of <br /> the town agencies . <br /> Mr. Warwick stated that they had brought 15 copies of the <br /> plans and they were distributed to the agencies . He would <br /> like to address any comments that the agencies had. <br /> Mr . Warwick asked if Charlie had any comments? Charlie had <br /> not seen the plans previously but would review them as soon <br /> as possible. <br /> Tony questioned if this is a permitted use in a C-2 zone. <br /> Is it wholesale storage? Will confirm with Town Council . <br /> The Board asked what is the percentage of lot coverage? Mr . <br /> Warwick explained it is 14% by buildings , 23 .4% pavement, <br /> 62.3% open space . <br /> Tony asked how is it that they would take an area contained <br /> under R5 zoning portion of lot 9 and count it towards <br /> calculations for the warehousing usage which is not allowed <br /> in a residential district? <br /> Mr. Warwick answered that it is because they are not <br /> occupying residential zone at all, they are turning it into <br /> open space . <br /> Tony thinks that Town Council will tell the Board that as <br /> far as reviewing this project, the warehousing use is only <br /> permissible in the C2 district, not in R3 and therefore any sq <br /> footage requirements cannot be accomplished by using that <br /> portion (R3) of the lot. They must calculate maximum sq <br /> footage permitted using only that portion of lot (C2) and <br /> can encroach 30 feet into adjacent district (as by laws <br /> state) . <br /> Mr. Warwick would like to get a ruling from Town Council on <br /> this issue . Tony said he will contact town council . <br /> Tony mentioned that they need 20 foot radius for fire <br /> protection, doesn' t look like that is shown on the plans . <br /> The Board is very confident that the by law reads that way <br /> (warehousing only allowable in C2 portion) and they must <br /> decide if criteria presented meet this new development . <br /> Mr . Warwick would like to extend the hearing to praDare and <br /> present an amended plan. <br />
