 BOARD OF HEALTH: Raze and replace of the existing dwelling triggers the need for full <br />compliance with BOH I/A Septic Systems Regulation. I/A septic plans are to be reviewed <br />upon submission to BOH. Floor plans for the proposed new dwelling are to be reviewed <br />upon submission to the Building Dept. Mathew Eddy and Attorney Tyler Franklin <br /> <br />Project Description: <br /> The proposal involves building a new 5-bedroom dwelling with associated porches, <br />decks, hardscaping, landscaping, utilities, and other appurtenances. <br /> The area is part of Willowbend, and the parcel is the last undeveloped lot along <br />Shoestring Bay Road. <br /> The existing lot is approximately 0.66 acres and is currently wooded <br /> <br />Regulatory & Environmental Considerations: <br /> The existing conditions are governed by an active order valid until November 2026, <br />including prior confirmation of wetland resource areas and building envelopes. <br /> An earlier amendment allowed for removing phragmites and invasive plants along the <br />shoreline to improve resource areas. <br /> The project site involves jurisdictional buffers to a coastal bank and wetlands, with no <br />direct impact on these areas except for work in the buffer zones. <br /> The project will not affect land subject to coastal storm flowage or require septic systems, <br />as it will connect to the Willowbend wastewater treatment plant <br /> Mitigation measures include ongoing removal of phragmites and installation of <br />stormwater systems. <br /> Suggestions to convert asphalt driveways to pervious materials to mitigate environmental <br />impact within jurisdictional areas <br /> <br />Compliance and Design Details: <br />15 <br /> <br /> <br />
