The proposal is to raze and replace an existing single-family dwelling <br /> The footprint of the new dwelling will be smaller and better positioned on the lot to meet <br />zoning setbacks. <br /> A new I/A septic system and leach field approved by the Board of Health <br /> Revised plans provide more landscaping details <br /> Floors plans requested at the previous meeting were provided to the Commission <br /> The proposed trees that are being removed will be replaced and relocated. <br /> <br />Public Comment <br /> The Chair reads the abutter’s letter into record. <br />Concerns: <br />o Potential water runoff due to existing drainage issues. <br />o The black PVC pipe from the project site directs water runoff towards the <br />abutter’s property. <br /> The representative was unaware of the abutter's concerns and assured the Commission <br />that there would no longer be an issue once the proposed project has been completed and <br />the drainpipe can be removed. <br /> In addition, the smaller roof for the new construction with drainage proposes adding a <br />swale to help direct the runoff towards Shore Drive. <br /> <br />Commissioner’s Discussion <br /> Clarification on interior square footage: New construction offers a slight increase in <br />living space but a reduction in the number of bedrooms and bathrooms from the existing <br />layout. <br /> The footprint of the new construction is smaller than the existing. <br /> Additional Information: <br />o The existing property is 1458 sqft, and the proposed is 1864 sqft. <br />o The existing property is a 3-bedroom with 1.5 bathrooms, and the proposed is 2 <br />bedrooms with 2.5 bathrooms, which is a net decrease overall. <br />o The lawn area will be limited to 10% of the disturbed lot, as per regulation, and a <br />native microclover mix will be used. <br /> Questions were raised regarding nitrogen reduction and the benefits of the new septic <br />system. The project meets local regulatory thresholds, indicating improvement, all though <br />minimally. <br /> <br />Agent Comments <br /> Applicant consulted with the Conservation Commission staff for advice on native <br />plantings. Staff provided the applicant with the Cape Cod Cooperative Extension native <br />plant list. The plan does not show or list specific species to be planted <br /> The new home will be flood zone compliant with flood vents. <br /> Overall reduction of 621 sq ft of impervious surfaces. Two existing driveways. One <br />is to be removed and landscaped. The other is to be converted from impervious to <br />pervious surface with a cobble apron <br /> Proposed dry wells tied to gutters for roof runoff capture. The existing home does not <br />have any roof runoff capture associated with it. <br />5 <br /> <br /> <br />
