Project meets nitrogen/nitrate loading standards as per Reg. 30-Prevention of <br />Pollution. Total N loading: 14.43 mg/L with IA septic system. Property in zone II and <br />thus restricted to 3 bedrooms <br /> The proposed low-profile landscape retaining walls lot is within the AE flood zone <br />and is more than 150 feet from a water body. This meets performance standard <br />setbacks for vertical walls within LSCSF. <br /> Waiver request submitted for Reg. 25 C7C-setbacks. The compelling need for a flood <br />zone-compliant home. <br /> Overall, the proposal includes improvements to stormwater runoff capture, water <br />quality (IA septic system), and reduction of impervious surfaces. <br /> Project will adhere to Reg. 31-lawn standards. No more than 10% of the lot's square <br />footage can be lawn. Staff recommend lawn variety be of a native micro-clover mix <br /> <br /> BOARD OF HEALTH: The property is in Zone II and restricted to three (3) bedrooms <br />previously permitted by BOH. Raze and replace of the existing dwelling triggers the need <br />for full compliance with the BOH I/A Septic Systems Regulation. Septic plans are to be <br />reviewed upon submission to BOH. Floorplans for the proposed new dwelling are to be <br />reviewed upon submission to the Building Dept. The requirement for rodent inspection <br />has been satisfied. <br /> <br /> BUILDING: The project requires ZBA relief 174-33 and 174-17. <br /> <br /> ABUTTER: Abutter is concerned regarding the drainage pipe underground from <br />the existing home drains onto his property (85 Shore Dr). The pipe should be conditioned <br />to be removed. <br /> <br />Mr. Sahl made a motion to vote on 53 Greenwood Road, stating that the PVC drainpipe <br />should be addressed. Ms. Godfrey seconded the motion. Further discussion ensued, resulting in <br />the amending of the motion and additional conditions. <br /> <br />Amended motion made by Mr. Sahl to close and issue with the condition that the PVC <br />drainpipe be addressed, lawn standards under Regulation 31 be adhered to, the identification of <br />the drainpipe runoff location and to ensure that it is included in the runoff capture structures and <br />calculations for the plan.
