o Commissioners requested precise calculations for the total footprint, including <br />decks and walkways, to assess compliance with mitigation requirements. <br /> Regulatory Compliance: <br />o Concerns about meeting Chapter 172, Regulation 25, regarding compensatory <br />plantings and maintaining naturally vegetated areas. <br /> Environmental Impact: <br />o Discussion on the potential impact on resource areas, including salt marshes and <br />floodplains, and the adequacy of proposed mitigation measures <br />Public Comments: <br /> Richard Hooper: Inquired about the location of the septic system relative to existing <br />systems on his property <br /> 2 letters were received but not read into the record during the session <br />Agent Comments: <br /> The Agent believes that the proposed size of the house and lawn are too large for a lot of <br />this size <br /> Project narrative does not provide a convincing reason for constructing such a large home <br />on this small lot. As a result, the Agent does not recommend granting the requested <br />waivers for the proposed home footprint. <br /> <br /> BOARD OF HEALTH: New construction must meet full compliance with BOH I/A <br />Septic Systems Regulation. Floorplans for the proposed new dwelling are to be reviewed <br />upon submission to the Building Dept. Proposed septic design plans are to be reviewed <br />upon submission to BOH. <br /> <br /> BUILDING: The undersized lot is entirely within the flood zone. The project will <br />require a variance from ZBA. <br /> <br /> ABUTTER(S): See enclosed. <br /> <br />Motion: <br /> Mr. Cook motioned for a continuance to November 14, 2024, at 6:30 pm. Ms. Godfrey <br />seconded. No further discussion. <br />Roll Call: <br /> Mr. Cook (Yes), Ms. Godfrey (Yes), Ms. Thornbrugh (Yes), and Mr. Colombo (Yes) <br />o The motion passes unanimously. <br />Applicant Action Items: <br /> Provide detailed floor plans with accurate square footage calculations, including all decks <br />and walkways. <br /> Consider revising the project to reduce the footprint and improve stormwater <br />management. <br />13 <br /> <br /> <br />
