The motion passes unanimously. <br /> Documents provided: Notice of Intent application;Project Narrative 09/29/2022"Plan of Proposed Access <br /> Stairs" <br /> 6:12 <br /> RDA <br /> 83 Neshobe Road,Donna Sneider. Proposed addition to existing single family dwelling. <br /> Representative: C3 Management, Inc. <br /> The proposal involves an 18 x 19.5 ft addition on the east side of the building. Previously <br /> used for boat parking,the site is already disturbed with gravel. Located in an AE flood zone,the <br /> flat topography means there is no anticipated runoff. <br /> COMMISSIONERS COMMENTS <br /> • Foundation: 351 sgft <br /> • Existing dwelling: 1545 sgft <br /> • Dwelling with addition: 1404 sgft. <br /> • Existing dwelling consists of 2 bathrooms. When the project is completed, there will be a <br /> total of 3.5 bathrooms. <br /> PUBLIC COMMENTS <br /> There are no public comments. <br /> AGENT COMMENTS <br /> • Proposed addition in the area of existing hardscape. <br /> • No removal of native vegetation for addition. <br /> • No increase in flow/bedrooms,just expansion of interior space. <br /> • Septic system upgrade from existing cesspool to standard Title V system. The upgrade is <br /> already in progress. <br /> • The new Board of Health Agent was not aware that the flood zone is jurisdictional under <br /> Mashpee's wetland bylaw. Otherwise, we could've been informed about it prior to <br /> construction. In the interest of moving things along,the commission can either review the <br /> septic plan and approve it as part of the proposed RDA or request a continuance with an <br /> RDA revised RDA filing to include a septic upgrade. <br /> • Agent recommends that the commission review the septic plan as part of the current <br /> filing instead of requesting a continuance with the condition that the area of disturbance <br /> from the septic upgrade is mitigated with native plantings. <br /> • Agent recommends a negative determination. <br /> 6 <br />
