Executive Director's,Report& Capital Project Updates: Ms. Conn reported that there <br /> is currently one vacancy at Homeyer, with two more expected this month; one due to the <br /> tragic death of a tenant, and one tenant who moved to a higher level of care. There are <br /> seven outstanding rents,five from Breezy Acres,one from Homeyer Village,and one from <br /> Great Cove,- three of the tenants are under repayment agreements, one is under mediation <br /> through the court, and three short-paid for nominal amounts and have received a <br /> notification letter. Asher's Path rents will go up effective January 1, 2025, to $525.00 for <br /> 30%units and $925.00 for 50%units for existing tenants, New applicants leasing up will <br /> pay$550.00 for 30%units,and$975.00 for 50%,units effective November 1,2024.Asher's <br /> Path rent has only increased $300.00 since the initial lease-up in 2007, a seventeen-year <br /> span,and is well below the average rates in the area.Management and staff work extremely <br /> hard to maintain the units and common areas with only slight increases in rent to further <br /> assist low-income applicants and residents of the Mashpee community.Ms.Conn reviewed <br /> the Ashers Path Capital Needs Assessment and the submission of this report to <br /> MassHOLIsing Finance Agency should help the financial rating for Asher's Path. Ms. <br /> LeClair moved to accept the Capital Needs Assessment dated November 12,2024,for <br /> submission to MassIlousing as reviewed, seconded by Mr. Klein. Mashpee Housing staff attended a meeting with the Executive Office of <br /> Housing and 1,ivable Communities (EOHLC) staff who reported that they were back <br /> logged in funding and are expected to catch Lip in the next few months. Capital Funding <br /> Amendments will be forthcoming. First Citizens' Federal Credit Union hosted a fraud <br /> seminar at Asher's Path on November 1, 2024, which was well attended. Thirty-nine <br /> residents have registered for Thanksgiving dinner sponsored by the Mashpee Chamber of <br /> Commerce and Roche Bros. The vacant unit #9 turnover update is that the Architect is <br /> preparing final construction documents for bidding. <br /> 5. Old Business: Mr. Klein reported on John's Pond property located at 475 Rte. 151. There <br /> are currently four units on the property, but that space may be used by the parks and <br /> recreation department if the To purchases the property; negotiations are still underway. <br /> Mr. Klein shared his contact information for the Seriff's Department,Donna Buckley. Ms, <br /> Conn will reach out to her after the holidays to inquire about the vacant unit turnover inmate <br /> employment program. Ms. Conn reviewed the categories and scoring of`the Agreed Upon <br /> Procedure (AUP) for FYE 6/30/2024, Mashpee Housing Authority had no exceptions, <br /> which is the highest score possible in all categories, <br /> 6. New Business: Ms. Conn reviewed the FY2026 5-Year Subsidy Agreement.
