Design Review Committee -2 February 23, 2000 <br /> A 200 ft. set back between openings is necessary. The driveway will have to be re- <br /> worked. Consideration should be given to traffic taking a left into the property. <br /> It was noted this is an industrial building in the C-2 Zone with outside storage. A <br /> variance will be required for parking. It was suggested a smaller building, used <br /> partially for retail, would be a better plan. The pavement area should be re-defined <br /> on the plan. It was suggested the septic system is too close to the property line. <br /> Lilacs will be planted in front and the larger caliper trees will be retained in the rear, <br /> where a good buffer is needed. A natural buffer should remain in front of the fence. <br /> Drainage can be re-vegetated. A larger landscaping plan should be submitted <br /> showing strong buffers, shade trees throughout and specific species. Security <br /> lighting and dumpster location will be shown on a future plan. <br /> The Technical Review Committee should be consulted. <br /> 3. Route 28 and Simon's Road — Ronald J. Mycock <br /> Mr. Mycock displayed plans for the two buildings to be located next to Augat. <br /> Topography and architectural plans were displayed. The doors in the rear need to <br /> be defined. Grades need to be shown for ramps, walkways, entrances and exits. <br /> All entrances have to be handicap accessible. Ramps and handrails need to be <br /> shown. A minimum of 4 ft. is required between the building and parking. All <br /> sidewalks should be shown. <br /> ,The building plan does not conform to the site plan. Some of the rear doors could be <br /> eliminated. The roof line should be reconsidered. <br /> A landscaping plan should show what is being retained. About 12 trees will be <br /> flagged and maintained. Shade trees should be put in. <br /> In summary: <br /> • . Building — Make sure doors are shown. Show what you are going to build: ramps <br /> or stairs. Basic building is okay. <br /> • Site Plan — Provide handicap access from parking lot to the sidewalk. <br /> • Locate dumpster on plan and show fence around it. <br /> • Site engineering plan — It's a commercial building, locate all sidewalks. Put that <br /> on the landscaping plan too. <br /> • An engineering plan and landscaping plan will be required. <br /> 0 A variance will be needed because this is in the recharge zone. <br />
