-3- <br /> 7. Tradesman Center(Crane Condo), Bowdoin Road — Discussion Only <br /> Messrs. Brian Grady and Don Shulman participated in an informal discussion <br /> regarding preliminary plans for an 8-unit, 96' x 76' metal building on the corner lot, <br /> which is in the Industrial area. Total interior is estimated at 9216 sq. ft. <br /> Parking will be provided based on two spaces per unit. No public office space is <br /> planned. Eight spaces are planned in front of the doors which did not meet with <br /> approval. There are concerns from a functional point of view. The consensus was <br /> the drive-around is a very tight situation, especially if tradesmen and their trucks will <br /> be utilizing the area. Traffic will be one-way around the property with a one-way <br /> exit. <br /> Suggestions included using narrower spaces, compressing drainage, cutting down <br /> the size of the Swale, using underground chambers, and installing larger dumpsters. <br /> The applicants were reminded the drains would have to comply with Board of Health <br /> regulations, and the Fire Department must be able to get around the building. <br /> Another suggestion was to use a 75 ft. setback instead of a 100 ft.; i.e, pull the <br /> building forward 25 ft. and use additional screening in the front. <br /> It was suggested the door height be 10 ft. rather than the proposed 12 ft. Signs will <br /> need to be installed over the doors. <br /> A natural area will be maintained as much as possible. The drainage area should <br /> be enhanced. A landscaping plan will be submitted at a later date. <br /> 8. Canal Auto Body Co., 64 Algonquin Ave., Mash pee <br /> Messrs. Russo and Doyle consulted with the Technical Review Committee where <br /> many suggestions and comments were received. Mr. Russo reported an abutting <br /> lot has been acquired combining two lots into one, resulting in less density. Town <br /> water will be brought up to the site, where a hydrant will be located. The building <br /> will be located 100 ft. from the edge of the property, and only one entrance will be <br /> used. <br /> The narrow sides of the buildings will face the street; storage areas will be located in, <br /> the rear. <br /> It was noted outside storage is allowed in C2 zoning. The applicant was advised he <br /> should be certain to apply for a Special Permit if a variance is required. <br /> Mr. Bill Haney, and approximately 20 neighbors and abutters voiced their objections <br /> to having an auto body business located in the area. They are concerned about <br /> potential health problems, water duality, the use of drains, storage of grease, oil and <br /> auto parts, as well as a 24-hour tow service across the street from their residential <br /> homes. <br />
