Johnny's Tube & Lube — 723 Falmouth Road <br /> Proponent Johnny's Tube & Lube last appeared before the committee on <br /> December 13, 2000. On advice of the committee, the roof dormers have been <br /> adjusted on the plan and pulled back. The plan shows a 25' undisturbed buffer <br /> facing Wags Road. The proposed grade retaining wall ties into the curb, is of <br /> versa-lock construction, and beige or tan in color. Industrial use zoning requires <br /> three parking spaces; plan now shows 17 spaces. Proponent intends to maintain <br /> an acre-size undeveloped area upon the lot. <br /> The committee is concerned with the oncoming traffic to the site, which comes in <br /> at an angle. Traffic at Deer Crossing presents a problem. The committee <br /> suggests a 20' strip of ground cover plantings, none in excess of 18". It would <br /> be beneficial to clear the trees at the throat of Wags Road; however, Wags Road <br /> is privately owned and not town property. The proponent has complied with <br /> Mass. Highway District 5 regulations for gas stations, showing 30-degree angled <br /> curb cuts, with a 30' radius. <br /> A freestanding canopy is planned for the gasoline pump location. Current zoning <br /> requires canopy be attached to the building structure; variance is needed. The <br /> canopy as shown is red in color; the committee would prefer white. <br /> The current plan shows a large, open area of mulch ground cover. The <br /> committee would want some plantings to be worked in, or perhaps a little <br /> section of fence. There exists a steep slope behind proposed retaining wall, and <br /> this should be filled in with ground cover, perhaps junipers, Virginia creeper. At <br /> the island within the parking area, burning bush or Japanese holly could be <br /> substituted for holly, or perhaps one tree, 5' from curb, plus three shrubs. The <br /> plan is to irrigate the lot, and the proponent will require a well for this purpose. <br /> The Design Review Committee feels it could approve the current plan conditional <br /> upon the proponent adopting the committee's recommendations into the plan. <br />
