53 Mercantile Way <br /> Applicant—Lou McKnight <br /> Engineer—Baxter Nye Engineering& Survey <br /> Requests 9.900 square foot warehouse <br /> Applicant said this is the first lot to be developed and presented site plan with following details: <br /> • Warehouse would store masonry products; stone products; dry wall; etc. <br /> • Building would be a metal building. <br /> • Parking... 15 required; with 1 handicap parking. <br /> • Trailer trucks will be accessing property. <br /> Dumpster area with enclosure will be provided, but not shown on this Plan. <br /> • Utilities—all under ground. Two water services--sprinkler and domestic. <br /> • Drainage and storm water management on site exceed DEP requirements. <br /> a Landscaping--they will maintain 10 foot buffer and will augment vegetation in buffer as <br /> necessary. <br /> e Each side of the property is a vacant lot. <br /> • Walter Yarosh commented that Design Review requires they hold 10 foot buffer as is and <br /> that buffer is important. According to the plan being presented,they would be grading in <br /> that 10 foot area which would be unacceptable. Tom Fudala added if applicant has <br /> approval of abutters and the ZBA issues a special permit then it can be done. Tom said <br /> the back side has to have 25 foot buffer maintained and this is important. <br /> • Tom Fudala noted there are 4 bays on the plan. Since no solid catch basins, water will be <br /> soaking into the ground. <br /> e Glen Harrington pointed out the Board of Health wants water to travel, not stand still. <br /> Applicant said it will flow through stones so design meets what Board of Health requires. <br /> + Tom O'Hara pointed out that according to the Plan the lot will be stripped right to the <br /> edge. <br /> Tom dalowy pointed out they show very small plantings and asked: How are you going to <br /> maintain the plantings? <br /> Walter Yarosh stated that their plans are not in conformance because they are wiping <br /> buffers out. <br /> • Applicant said Building Plan will be resubmitted,because this is not the Plan he's going to <br /> use. At that time, he'll show colors and signage. <br /> R Sheldon said they should move the large tree that's shown in the front. Also, show <br /> sprinkler/fire alarm system and nearest fire hydrant on new Plan. <br /> • Lighting...applicant said they will just have lights on the building during operation; not <br /> open after dark. <br /> • f' high chain link fence will be around property. <br /> • Suggestion was made that applicant may want to think about putting some screen <br /> plantings in front of the fence at rear of parking lot to screen storage area. <br /> Conclusion: Not approved. <br /> i <br />
