Willowbend Country Club <br /> Simons Road/Fin Me Oot Section <br /> Applicant—Matt Eddy <br /> Matt Eddy, Jack McElhinney, and David Wood appeared. Jack McEthinney began by stating that this is the <br /> continued hearing on their proposal for 62 units at Willowbend. He said at the last hearing there were a couple <br /> of specific questions and comments; and they have addressed the 2 major issues—namely, they brought the 3.- <br /> story elevation plans today; and they've relocated Simons Road, Matt Eddy then took the floor to go over the <br /> proposal: <br /> • They met with Tom Fudala and came up with an alternative to legally relocate Simons Road behind the <br /> units. <br /> • Speed bumps will be installed on the relocated Simons Road. <br /> • They met with the Fire Department and walked through some of their concerns regarding access to the <br /> building and access into the units. <br /> • They expanded Simons Road and relocated it behind the buildings and that allowed them to meet the <br /> needs of Willowbend and meet requirements and desires of the town. <br /> • Widened entrances on 3-story buildings to enable ladder truck and engines to be side-by-side. <br /> • No vegetation larger than 20 feet in height at full maturity to be in front of any of the units to allow Fire <br /> Department to get their ladder truck in front and extend ladder to building if necessary. <br /> • They've added 2 fire hydrants that are not shown on these plans but will appear on final plans. They <br /> want to show proposal to all the boards for review, get comments, and then prepare final plans. <br /> • They are going to the Board of Selectmen for approval to relocate Simons Road. <br /> • They are going to Planning Board on June 4 for modification of the Special Permit. <br /> • They expect the development project will be done in three potential phases, depending on the market. <br /> 3-story buildings <br /> • 45 feet in height at rear building peak; main ridge is 41'-6" in height. Width is about 62 feet. <br /> • All wood frame. <br /> • 6 units per each 3-story building. 2 Units per floor. <br /> • First floor each unit is 2,010 square feet; second and third floor each unit is 2,040 square feet. Sheldon <br /> asked Richard Stevens: If using sprinkler system for fire protection, do they have to use a 13 or 13R? <br /> Richard Stevens said he would check on this. <br /> • Has elevator. <br /> Has basement. ' <br /> • Enclosed outside stairwell at back of the unit. <br /> • They are going to the ZBA for height variance. Existing villas are approximately 35 feet high. Walter <br /> Yarash said there is no problem with the Height from Design Review standpoint. <br /> Conclusion: Matt Eddy and Jack McElhinney thanked this Committee and said good comments came <br /> out of this Committee. Matt said yesterday he provided Tom Fudala with copies of these revisions. <br /> Walter Yarosh said he would get a copy from Tom to be stamped on behalf of Design Review. <br /> 2 <br />
