n <br /> 470 Main Street <br /> Mashace 130 Shoppes,Inc. continued <br /> Sidewalk/landscape plan...Wayne Tavares said he and Peter Sullivan discussed the sidewalk adjacent to <br /> Ashumet and he showed placement of landscape screening on the landscape plan. He said they offered the <br /> larger scale on the landscape plan as was requested at last meeting. Following discussion, it was the consensus <br /> that perhaps the better, safer approach would be to have a grass edge; then sidewalk;then another b foot grass <br /> strip. Catherine Laurent said before they do anything there she wants to check separation requirement between <br /> road and sidewalk. Also, the Committee pointed out that they should have entrance access to the building from <br /> the sidewalk. The applicant also commented that they could look at placing flower beds along the grass strip to <br /> make it look better. <br /> Wayne Tavares went through the landscape plan and identified the various plantings being proposed. He <br /> explained that the site used to have 2 retention basins and he showed the plantings in the rain garden that will be <br /> an enclosure and will hide it. Bill Hulbig added that they couldn't see any other way to deal with the rain <br /> garden but to hide it since it is required. Walter complemented Applicant on the landscape plan and he and <br /> Tom O'Hara suggested moving some of the trees to provide better buffer and they look for taller trees, rather <br /> than a lot of small shrubs. <br /> DgMster...Peter Sullivan pointed out on his Plan where it would be. They will add corral. Tom O'Hara also <br /> pointed out they have to have room to allow truck access. They will look into this. <br /> Building•..Ann Sobolewski mentioned some of the changes. She said they took out dormers; replaced the <br /> chimney;they're taking the deck off of building 1; and modifying the windows to building 1. Walter said since <br /> it appears they're taking a lot off the building, what is the game plan? Walter added that because site was built <br /> under residential guidelines make sure you have a good game plan so you know what's salvageable and what is <br /> not. Ron Welch responded that he has put a lot of time and effort into researching and he is confident with their <br /> approach. <br /> Windows...Bill Hulbig said he understands if they replace the windows they have to replace with wood. Walter <br /> said going with wood is not a hard and fast rule; it is "requested"to use wood. However, if you bring in a dull <br /> finish vinyl for the Historic Commission to see they may find it acceptable. Walter said the Commission will <br /> want a sash. <br /> Li tin ...Proposing using 10 foot poles_ Committee requested they show proposed lighting/posts/flood lights <br /> off of the building...gooseneck lighting over building is preferred; and by-law does not allow lights to go off <br /> property line. Peter Sullivan said they will revisit lighting since there style fixture will not meet the code. <br /> Conclusion: Important applicant show existing plan...what they submitted as "existing" plan is not what <br /> is there currently so it is not correct. Can use "as-built" to show what is there now and that will give <br /> board members exactly what is being changed. Suggestion: put existing elevation on top of sheet; and <br /> place planned elevation on bottom of same sheet. Also,give heights from first floor to top of roof; <br /> overhang details; colors; signage. Bill Hulbig said they will take care of it.
