i
Willowbend Circle.Subdivision (continued)
Landscape Plan
They have no landscape plan yet. Tom Fudala suggested it would be good to have at the Planning
Board meeting. They will have for the meeting. Tom O'Hara requested a copy of the landscape plan
beforehand so that Tom Jalowy could review before the Planning Board meeting. They said they will
get the landscape plan to Tom O'Hara by next week.
Natural Heritage Area
Matt explained they are trying to keep the turtles over in the corner. Temporary screening will be
inktellled during construction and then they'll take it down after construction.
Chief Baker said in the Natural Heritage area would they consider a gate so Fire Department could
have direct access to that area. Matt said the fencing there is split rail fence...this, then, is no
problem.
Street Name
Chief Baker pointed out that the Fire Department made it clear they are opposed to the street name
Willowbend Circle. They said they are aware of this and will look at alternate names. Chief Baker
asked that the name not start with "Willow" and if they want to keep the "Willow" theme perhaps
something like "Weeping Willow" to keep the first word not "Willow".
Cul-de-sal Alternate
Chief Baker asked Tom Fudala whether or not subdivision regulations allow for alternate turnaround
provisions or is the cul-de-sac a requirement. Tom responded that the cul-de-sac_is-a_requirement — — -
-but-the-Planning-Board-has-the-authority-to waive-its—own regulations. Chief Baker explained that in a
small subdivision residential fire sprinklers is cost-effective, especially in larger homes and if the
developer did that they could consider getting rid of the cul-de-sec by adding a "T". Tom Fudala said
they would have to check with DPW regarding snowplow access. Matt Eddy said he could come up
with a quick schematic to see what the "T" would look like and would check with DPW. Chief Baker
emphasized that they would have to install residential sprinklers if they go with the "T" approach and
eliminate the circle.
CONCLUSION—Chief Baker motioned to accept the Subdivision Plan presented, pending the
street name change; and we recommend the Developer consider residential sprinklers with
the possibility of a T turnaround; they consider 30 foot rear setback discussed; and they must
provide a Landscape Plan; Glen Harrington seconded this motion; and the motion was
approved.
i
2
