Planning Board Meeting <br /> Minutes of June 5, 1985 Pa e 3 <br /> Public Hearing - Sub-Divison of Land Located on West Side of Great Neck Rd. at Intersection <br /> of Great Hay Rd. Petitioner: Paul Tsimortos, cont. z <br /> Mr. Rowley commented that he was mainly concerned with the amount of fill and not concerned <br /> about contributing to drainage. <br /> Richardson Jonas made reference to the point extending out at the entrance. The Board made <br /> a review of the plan layout at this point in the meeting. . <br /> Mr. Rowley again stated that he would like to see the profiles on the plan. Mr. Warwick <br /> said that he would take care of it. <br /> The Board also asked Mr. Warwick to note the open space on the plan with a notation that it <br /> will not be further sub-divided and that the acreage be listed on the plan. The General <br /> Comments of the Plan Review Summary were reviewed with Mr. Warwick. Mr. Warwick indicated <br /> that he would make the changes and send the information to Mr. Rowley. <br /> The Board continued the hearing until their meeting of June 19. <br /> Signing of Sturgis Plan - Rte. 130 and on Mash pee Pond <br /> The Board members present signed the plan of Mr. s. Merwin Sturgis and received a covenant <br /> (two copies of which were presented to the Board - one to be given to the Town Clerk) . <br /> Signing of Zeta Trust Plan _ Land Located on the West Side of S. Sandwich Rd. at Jones Road <br /> The Board signed a revised copy of the Zeta Trust Plan as there was a change made on lot �1 <br /> and a covenant was received. <br /> Bonita Trust - Approval Not Required <br /> Mr. Nye Lepresentec ko aTrust stating that a plan of the property was filed and signed on <br /> April 18, 1984 for six parcels of land located east of Great Neck Road, west of River Road <br /> and North of Timber Landing Road containing 87 acres. At the time it was owned by three <br /> trusts (Bonita Trust, Cascade Trust, Horizon Trust) and Mr. Arnold Chace. He said that <br /> they are now asking that parcels 1 and 2 be further divided along the center line of the <br /> easement (which is also the zoning line of C-1 and R-4) . He said that he believed that R-4 <br /> parcels will be conveyed into one entity and they want to reserve out the C-1 parcels. <br /> The Board reviewed the signed plan and the new plan. Chairman Dubin asked if they were <br /> creating a new lot without •frcntage.Mr.Nye said that they are not creating any lots. and <br /> that they are spliting 1A and 1B. Richardson Jonas commented that tley do not have front- <br /> age on some of the lots. Mr. Nye said that it is agreed by request that they put a note <br /> that 1A and 2A will be combined and considered as one parcel and then it would have frontage <br /> on Great Neck Road. <br /> Richardson Jonas asked about lots 1B and 2B? Chairman Dubin asked that a notation be made <br /> on the plan that 1B and 2 B are not to be considered as separate lots. <br /> The Board looked at parcel 3 and 4 with Richardson Jonas commenting that lot 3 is not a <br /> buildable lot. Making reference to the fact that it is a perimeter plan, Chairman Dubin <br /> commented that he did not think that it is the Planning Board's jurisdiction to say it is <br /> not a buildable lot. Richardson Jonas commented that he thought it was a sub-division. <br />
