Two things have been done -- <br /> 1) they expanded the setback from Red Brook Rd. to 100 feet from the <br /> edge and with a new project road and 2) they brought the golf course <br /> up against Red Brook Rd. <br /> Chairman Dubin commented that the new plan is good as it makes you <br /> see where you have huge areas of buildings without undisturbed areas <br /> of green space. Ch-alrnw-Dutyl-n said that -- <br /> opinion if you are going to have a golf course, it doesn't mean that <br /> you automatically don't have to have any undisturbed open space. He <br /> said that he did not think that the by-law encourages the substitu- <br /> tion of a golf course for undisturbed vegetation. <br /> The representative said that one of the concerns is that the areas <br /> described as being open space and the slivers that went through the <br /> sub-division plan were areas defined as unusable. Comments were made <br /> that they were strips and there was no way of having people utilize <br /> It . <br /> Chairman Dubin commented that the golf course without the vegetation <br /> is not a good trade off and that there should be some other open <br /> space in the. other areas. He commented that there is vast areas of <br /> building space. The representative said that the number of units in <br /> that particular zone are 19 units with 4.4 acres. (Six units an acre <br /> which would be a patio-type unit) . <br /> Chairman Dubin said that the Board had asked for concessions on the <br /> perimeters and that he was hoping that they would be met not at the <br /> expense of the interior open space. <br /> The representative commented that New Seabury had instructed them to <br /> put a golf course in as that was their choice on using the open <br /> space . The planner said that the zoning doesn't call for undisturbed <br /> open space; it calls for open space with a number of things allowable <br /> in it. Chairman Dubin said that the zoning gives them a fairly good <br /> amount of discretion in terms of open space where they are entitled <br /> to take into the aesthetic consideration and that there is no <br /> specific formula. <br /> The representative commented that there is a legal definition of what <br /> the town considers open space which they have considered. Nature has <br /> provided open space in 10% of the property in the bog and marsh which <br /> runs down the center. <br /> Chairman Dubin said that he thought everyone was comfortable with the <br /> change (referring to the golf course) but that some recogning has to <br /> be made when it comes time to set the number of units. <br />
