The representative commented <br /> that the buffer zones exist within the computation. Chairman Dubin <br /> said that they are going in the right direction with the golf course <br /> and with the buffer zones given; but that he thought it was under- <br /> stood that when they asked for the concessions in the other areas, it <br /> wouldn't be in the middle. <br /> Chairman Dubin said that it is true that it meets the by-law, byt <br /> t h-a t- +t—i-+rn o t a i e-ason for-a de-vteloper to be obsolved-of the--r*spon - <br /> sibility to dedicating sow land to open space. He said that the <br /> Board has not had too many cases where they have considered the im- <br /> pact of a golf course on an open-space equation. <br /> Richardson Jonas commented that it is very skimpy natural vegetation. <br /> He asked how many units there were per building? <br /> The representative could not answer that question. He pointed out <br /> where there would be single-family units and where there would be <br /> multi-family units. <br /> Chairman Dubin commented that the plan noted that the number of units <br /> allowed is 559 and that they have 558 proposed. He said that it is <br /> all the more reason to look at it again and to make some token con- <br /> cessions as they have the maximum number of units allowed in the golf <br /> course . Another respresentative of SWA commented that the 559 is not <br /> the maximum number of units allowable according to the calculations. <br /> He said that they were basing that on a plan dated 311/85. The maxi- <br /> mum is sixty-five to seventy more. <br /> Chairman Dubin asked the Town Engineer to review the preliminary plan <br /> of Bufflehead and that he report back to the Board with his comments <br /> by July 10. <br /> Paul Cotton - Sunset Strip Road Plan <br /> Richardson Jonas commented that there were only two ways that <br /> building permits could be issued and they claim that the Planning <br /> Board has given them permission to go ahead. <br /> Chairman Dubin said that the Board agreed they could construct the <br /> roads; however, prior to the commencement of construction the Board <br /> should have a cost estimate and a bond or a letter of credit and the <br /> Board would release the covenant. He said that the Building Inspec- <br /> tor should not have issued any permits until such time as he was <br /> satisfied that the Planning Board released the covenant. Chairman <br /> Dubin asked that they submit plans showing the drainage to the Town <br /> Engineer and that the other information outlined above be brought in <br /> to the next Planning Board meeting with the exception of the bond. <br /> The Board agreed not to issue a Cease do Desist at this time. <br />
