to contours of the ground, roof area, etc. ; and the difference in
groundwater depths from November, 1994 to date.
Mr. Dorgan suggested the drainage calculations be stamped.
The Chairman addressed the matter of the fence, as outlined
in a letter received by Mr. LaBute and requested the Plan be
revised to indicate such. Applicant agreed to do so.
The Chairman requested Applicant inform the Board of the
actual building. Applicant stated the building has been designed
to indicate a shorter roof line, with the same basic style/color
scheme as the existing building at John' s Pond Center.
(References were being made to the Plan at this point and there
was some discussion regarding use, architecture, and size. )
Applicant stated setbacks would be the same, with the same front
line, but that it would be eight (8) feet shorter.
There was some discussion regarding the clearing of trees.
Mr. Ferragamo provided a drawing which had been approved by the
Conservation Commission indicating plantings, relocation of white
pines, bird/bat boxes, lawn, shrubs, and irrigation. Mr.
Ferragamo pointed out the location of a future proposed sidewalk
area, which has been allowed for in the design of the island.
The Town Planner asked if this proposed project has gone
before the Design Review Committee, to which Mr. Ferragamo
responded, "Yes" . Mr. Ferragamo mentioned the only comment made
was a resistance to the use of vinyl siding by at least one of
the Members.
The Chairman stated the following requests for revisions
to the Plan be made for the June 17, 1998 Meeting: Indicate
fencing; berming; passage lanes behind the building; distance
between parking spaces/back out space; detailed parking lot
drainage area; current groundwater distance to isolated land
subject to flooding elevation; stamps for drainage calculations;
and a revision/DPW approval on entry reconfiguration.
In response to Mr. Dorgan' s question regarding space/use,
Applicant stated his plans to request an extension of the
existing restaurant (1, 000 square feet) .
The Chairman also suggested a waiver/approval setback
request be made in writing, along with a brief statement in
support thereof.
The Town Planner suggested a list of proposed uses be
submitted.
It was agreed that Attorney Mills would draft the Special
Permit Decision (as the Town Planner will be away on vacation) .
-11-
