The existing allowed uses are as follows. Those-uses allowed in Section A(6)
<br /> Hotels and Motels; 13(7) Private Non-Profit Library or Museum; B(8) Private Non-Profit
<br /> Community Center Building, Adult Education or Similar Facility; E(3) Stores for Sale of
<br /> Marine Supplies and Associated Items, Including Boats and Trailers; E(7) Veterinary,
<br /> Establishments; and F(8) Place for Exhibition, Lettering, or Sale of Gravestones. Also,
<br /> Automatic'Feller Machines; Also, Places for Retail or Wholesale Sales of Furniture,
<br /> Major Household Appliances, Carpeting, Stone, and Masonry Supplies, Plumbing
<br /> Supplies, Doors and Windows, Lumber, Glass and Mirrors and Electrical Supplies. But
<br /> not including Televisions and Similar Electronic Products and not including Home
<br /> Improvement Centers or other large Retail Establishments with over 40,000 sq. ft. of
<br /> Floor Space.
<br /> The proposed Zoning amendment would allow the Planning Board, by Special
<br /> Permit, to allow these uses in any Industrial Zone such as the remainder of the Industrial
<br /> Park, Mercantile Way, and Echo Road,
<br /> Amending Subsection 174-25.B.(l 8) of the Table of Use Regulations to add the
<br /> phrase "dance or gymnastics studios," after the term "health clubs..."
<br /> And by amending Subsection 174-251.(13) of the 'Fable of Use Regulations to
<br /> read: "'Temporary sales of Christmas trees,, provided the sales shall not be conducted
<br /> before Thanksgiving or after December 3 1, and all trees, signs and temporary structures
<br /> shall be set back a minimum for forty (40) feet from all streets and shall be removed
<br /> within ten (10) days after the close of the sale."
<br /> 13(l4) 'Outdoor recreation flacilities, such as driving range, practice greens,pitch
<br /> and putt golf course, miniature golf course, baseball or softball batting cages,tennis
<br /> Courts, basketball courts, softball fields and similar facilities operated as part of a
<br /> business for gain,but not inClUding water slide parks, go-cart tracks of similar
<br /> amusement facilities which would generate traffic, noise, or other impacts which would
<br /> have a significant adverse effect on adjacent roadways or properties..."
<br /> The proposed Zoning amendment would allow the Planning Board,by Special
<br /> Permit, to allow these-uses in Industrial areas.
<br /> B(I 8) "Indoor recreation facilities such as bowling alleys, miniature golf, batting
<br /> cages, computerized golf or similar simulated sports, video games,billiards, aerobics,
<br /> health clubs, dance or gymnastics studios, swimming pools tennis or racquet clubs, etc."
<br /> B(20) "Limited concession, clubhouse, function room and similar facilities related
<br /> and secondary to the outdoor and indoor recreation and entertainment facilitiesallowed
<br /> under subsections 14, 15, 18, 19 above..."
<br /> F.(2) "Sale or rental of automobiles, boats,and other motor vehicles and accessory
<br /> storage."
