MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> MARCH 26, 2025 <br /> 7 Pine Avenue <br /> Attorney Mike Levinson represented the applicant for the raze and replace project. <br /> Also present was Mark Dibb with Cape & Islands Engineering. Mr. Levinson <br /> mentioned that there was a last-minute change to the site plan, and reflects a <br /> concern of an abutter and does not reflect the project. <br /> Chairman Bonvie mentioned that there is a time limit of noon time the Friday prior <br /> to the meeting to submit any changes to the plan. It is up to the Board how they <br /> want to proceed. <br /> Mr. Blaisdell agreed that it would be a waste of time to proceed. <br /> Mr. Reidy read the Health Agent comments into the record that raised a concern <br /> regarding the bedroom count. <br /> Mr. Bonvie agreed to allow the applicant to proceed with the presentation and review <br /> any additional items that may need to be addressed prior to the next meeting. <br /> Mr. Goldstein asked Mr. Dibb if the new plan depicted the average grade and ridge <br /> height. The maximum building height should be noted on the plan. <br /> Ms. Doreve, with Nicholaeff Architect and Alex Higgins. Mr. Higgins said that the <br /> maximum height is 53.80 ft. and reducing the height 53.30 ft. which is 6 inches <br /> below the maximum building height. <br /> Mr. Morris had a concern with the building plan that depicts a structure located on <br /> top of the house and that does not indicate the dimensions. He said that the bylaw <br /> only allows for a structure that is 100 sq. ft. on top of a house. He said that if this <br /> is a cupola it is rather large, and does not look like a cupola. <br /> Mr. Reidy read an abutter letter into the record from 22 Pine Avenue. <br /> Mr. Milbury read another letter submitted from the same abutter into the record at <br /> 22 Pine Avenue. <br /> 10 <br />
