There is work to be done on <br /> defining tiny homes. The Building Commissioner is worried about size of living space. <br /> Operation Tiny Home was brought forth as a good option for Tribal members. Ms. Faulkner <br /> asked about durability. Zoning would have to be worked out, it is difficult to obtain a mortgage, <br /> trailering is out in her opinion, it can be a good option for a single person or a couple, and cant <br /> be in the floodplain. <br /> Mr. Tobin noted that the Building Commissioner informed him of the new Building Code <br /> defining Tiny Homes as residential structures 400s.f. or less. He noted there is a broad <br /> spectrum of quality when it comes to construction, durability, and quality of materials. They can <br /> also take on many forms, including trailers on wheels, container models, and structures with <br /> foundations on slab concrete. They can be self-sustaining. It is a big movement with a lot of <br /> alternatives, and not all are right for Mashpee, and the question the Board will answer is if any <br /> are suitable. <br /> Proposed Raze and Replace By-Law <br /> Mr. Tobin was tasked by Chair Waygan to devise a general working plan. By September, he <br /> plans to have a working first draft. It will be tweaked a lot, for a final draft ready in January for <br /> Spring Town Meeting. Going forward, he would like to call it pre-existing non-conforming <br /> structures and uses, as it's more than Raze and Replace. He would like to form a <br /> subcommittee and any suggested representatives from Board members would be greatly <br /> appreciated. <br /> Ms. Waygan mentioned Bob Orsi and Glenn McCarthy. Mr. McCarthy was the resident that <br /> came before this Board five years ago to bring this to the Planning Department. She would <br /> also like Mr. Richardson and Ms. Faulkner to represent the Planning Board after volunteering <br /> themselves. <br /> Ms. Waygan would like a community meeting workshop at the library on a Monday in June, <br /> after Memorial Day but before July 4th. There are materials that can be shared. <br /> The Conservation Commission has a draft Regulation 25 that has been being worked on for a <br /> long time. A draft will be ready for next Thursday April 24th. They plan to open a short public <br /> comment period in May with prompt adoption after that. <br /> Ms. Faulkner noted the FEMA rules for Raze and Replace. Ms. Waygan inquired about a guest <br /> speaker. Ms. Faulkner asked about someone from FEMA or the county who deals with <br /> floodplains.
