Minutes of Meeting <br /> Plan Review Committee <br /> Tuesday, April 15, 2025 <br /> Mashpee Town Hall Waquoit Meeting Room <br /> Ms. Costello said that the front area has existing pavement, with an existing drywell. <br /> There is existing gravel in the rear, and any water runoff will flow over the existing <br /> gravel. Ms. Costello said that there was a storm water report submitted with the <br /> application. The current property line runs north to south, of the storage facility, <br /> and rotating that to run parallel with Industrial Ave to allow for the carport to be on <br /> one lot, and within 50 ft. of the lot line, and be conforming. Ms. Costello said that <br /> the carports will not cause more drainage issues toward Industrial Dr. <br /> Mr. Morris asked for an explanation of the conforming lot area. He mentioned that <br /> there will be a discussion with the Town Planner whether this proposal will be before <br /> the Planning Board or Zoning Board. <br /> Ms. Costello said that the proposed lot area is Lot 2 would be 74,892; 1.79 acres <br /> and the new proposed lot line will be 3 acres. <br /> Brian Tobin, Town Planner <br /> Mr. Tobin said that the plans that were submitted do not address the storm water <br /> management drainage issues. He asked if these plans could be revised to include <br /> more detail to address the storm water runoff issues. <br /> Ms. Costello referred to Mr. Serber to answer the questions regarding the drainage <br /> issue that will affect Industrial Drive (not Avenue). Mr. Serber said that he will have <br /> to talk with the property owners to see if they have any future plans to address any <br /> storm water runoff. He said that he will have to review and provide revised plans. <br /> Mr. Tobin asked when those plans can be submitted. Mr. Serber said that it won't <br /> take too long to produce those plans. <br /> Ms. Laurent said that she has not seen the storm water management report, but <br /> again, these plans are showing that the water is flowing toward the low area, and <br /> will impact Industrial Drive, and does not show any design to keep the water on the <br /> property that is being developed, and will flow toward the rear property. <br /> Mr. Morris believes that this issue can be addressed during construction of these <br /> carports. Ms. Costello said that the construction trucks will be exiting and entering <br /> from Falmouth Road. <br /> 3 <br />
