Minutes of Meeting
Plan Review Committee
Tuesday, April 15, 2025
Mashpee Town Hall Waquoit Meeting Room
Zack Seabury, Health Agent
Mr. Seabury has concerns with drainage of the bottom lot because it's a valley
pitching toward the southern lot. He reviewed the C 101 plan and based on the grade
markings, he suggested maybe a swale or a catch basin could be installed to capture
the water flowage. Mr. Seabury also mentioned that the platform should not be
installed over the tank or pipe of the septic system and no fencing going into the
tank. He will provide the as-built of the septic system and setbacks.
Ms. Costello said that the marking is a concrete wash out basin. She said that they
can review that area between the wood line and gravel area, and maybe provide a
drain.
Mr. Drew McManus, Conservation Agent
Mr. McManus asked if there was an investigation was performed for any vernal pool,
habitat, or isolated land area subject to flooding of the northern wooded area that
shows a depression that abuts Rte. 28. There is another depression on the subject
lot and asked the same question. He explained the area that straddles the northern
portion and subject lot.
Ms. Costello said that it's a stock pile area.
Lieutenant Olivier Naas, Police Department
No issues.
Mr. Rodney C. Collins, Town Manager
No issues.
Mr. Brian Tobin, Town Planner
Mr. Tobin asked if there were plans to construct any new buildings. He also wanted
to confirm the requested waivers that pertain to the setbacks and height limits. He
said only the Planning Board can provide waivers. He had a conversation with Mr.
Morris regarding the existing bylaw, and will consult with Town Counsel to review
the requirements of the I-1 Zoning District. There is also the matter of notifying the
abutters that is a requirement with this property being within 300 ft. of a residential
area.
4
