MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> APRIL 23, 2025 <br /> Ms. Sangeleer asked for Board questions. Mr. Goldstein was satisfied. <br /> Mr. Morris wanted to hear the Board of Health comments. He was satisfied with the <br /> revisions to the plan. <br /> Mr. Reidy read the Conservation Department comments dated April 18, 2025 were <br /> read into the record; "Commission issued an order of conditions approving this project <br /> at their 316125 public meeting. Project meets wetland performance standards for the <br /> buffer zone to bordering vegetated wetlands and land under waterbodies and <br /> waterways (Santuit Pond). New home to be set back further away from the pond <br /> shoreline with new IA septic system replacing existing cesspool. Substantial mitigation <br /> to be implemented in area of current home footprint." <br /> Mr. Reidy read the Board of Health comments dated April 18, 2025 were read into <br /> the record; "3 bedroom house, I on the first floor and 2 on the second floor. Septic <br /> designed for 3 bedroom." <br /> Mr. Milbury read the abutter letter into the record. <br /> Mr. Goldstein noticed that the revised plan shows the garage underneath and not <br /> attached to the house. He doesn't believe that the abutter was aware of that change. <br /> He does not have an issue with the revised plan, and noticed that the lot coverage <br /> shows under 14%. <br /> Mr. Wall mentioned that they requested a waiver from the Conservation hearing of <br /> one of their regulations to move the house further from the pond. It now complies <br /> with lot coverage and setbacks. It is not in a flood zone. <br /> Mr. Mike Campbell at 6 Santuit Lane addressed the Board and said that the house <br /> now complies and had no further issues. <br /> There were no more questions or comments from the Board or Mr. Morris. <br /> Ms. Sangeleer asked for a motion to close the public hearing. Mr. Reidy, so moved. <br /> Mr. Furbush second. All were in favor. <br /> 7 <br />
