MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> APRIL 23, 2025 <br /> There are no new nonconformities being created. The proposed house will be flood <br /> zone compliant, and building code compliant. There is no increase in the number of <br /> bedrooms. The Board currently approved a similar project that is next door, and is <br /> consistent with redevelopment in the neighborhood. There were several letters <br /> submitted from the neighbors that are in favor of this project. There is nothing that <br /> suggests that this project would be substantially more detrimental to the <br /> neighborhood than what currently exists. <br /> Mr. Morris had no comments. <br /> Mr. Board read several letters into the record submitted by neighbors that were in <br /> favor of the project. <br /> Mr. Reidy read the Board of Health comments dated April 18, 2025: "In Zone II. <br /> Plans show 2 bedroom, septic upgrade to IA, 2 bedroom system with sampling <br /> requirements of meeting 19 mg/L nitrogen per local regulation." <br /> Mr. Reidy read the Conservation Department comments into the record dated <br /> April 18, 2025; "Conservation Commission issued an order of conditions approving <br /> this project at their March 6th, 2025 public meeting. New home will be flood zone <br /> compliant and septic upgraded to IA system." <br /> There were no comments from the audience, or from the Board. <br /> Ms. Sangeleer asked for a motion to close the public hearing. Mr. Furbush made a <br /> motion to close the hearing. Mr. Ganzenmuller second. All were in favor. <br /> Mr. Reidy made a motion that the Board issue a Special Permit to Owners, Serry J. <br /> Gouveia Revocable Trust, and Manuela G. Gouveia, Revocable Trust under §174- <br /> 17.1 and §174-33 of the Zoning Bylaws to raze and replace an existing single family <br /> residential structure with a new single family structure on property located in the <br /> Popponesset Overly District and R-3 District, Map 118, Parcel 92, Mashpee, MA with <br /> the following conditions:. <br /> 1. The Board has determined that the applicant meets all the conditions of a <br /> Special Permit under Mass General Law 40A Section 9. <br /> 2. Plot Plan - 25 Wilsons Grove, Mashpee, MA.
