Loading <br /> trucks will be reversing, she would also like an added rumble strip to bring attention to it being <br /> a pedestrian way. <br /> Architect Tom Scott went over the floor plan and layout of the restaurant. The parking field <br /> runs across the front of the building. There is a double set of doors for the main entrance, and <br /> a single door leading to the patio. There are 38 indoor seats and 8 outdoor seats. There is also <br /> a utility door out back for receiving. None of the roof equipment will be visible. The upper <br /> material is cedar shade, then trim board around the perimeter, and the mid half of the building <br /> is a lap siding hearty plank. A knee wall anchors the building and replicates similar throughout. <br /> There is a canvas awning over the main entrance. Signage is illuminated. The trash and utility <br /> area is concealed with fencing. The utilities are mounted on the building and housed within the <br /> fenced hidden concealment. There will be landscaping down the building and road.A stone <br /> retaining wall will enclose the outside dining area. <br /> This is a 2,500s.f. single tenant allowed use. It complies with setbacks. Parking is adequate <br /> and exceeds bylaw requirements. Within proximity of the building there are 55 parking spaces, <br /> Chipotle will require 14. <br /> Mr. Eddy explained the handicap use falls under the requirements. They can add another <br /> handicap parking space, but grading presents problematic, if there are customer complaints it <br /> will be addressed. <br /> Ms. Cox continued that under the Commission's DRI approval process they also pre-approved <br /> the development of Building G. The CCC would like to see if what is being submitted is <br /> consistent. The Chief Regulatory Officer's review at the Commission is ongoing, and requests <br /> amendments, so any comments this Board could provide would be helpful in updating the <br /> Commission. <br /> Under Condition 2, before a building permit beyond ABCD, detailed site plans need to be <br /> submitted to the Planning Board for approval at a regular meeting after Design and Plan <br /> Review have commented. The Building G footprint initially started at 7,500s.f., from an initial <br /> approval of 10,000s.f., and is ending with 2,500s.f. <br /> This modification meets the Special Permit standards and complies with dimensions and <br /> parking, as set forth in the decision, and the current parking under zoning proves no adverse <br /> effect to public safety or health, no environmental effects, no noise impacts, or prove as an <br /> overall detriment to the town. <br /> 3 <br />
